Increased productivity, potential for growth and better transport connections – these are the main advantages that will be offered by the new Herbrechtingen road transport centre to the north-east of Ulm for DB Schenker and its customers. This ultramodern cross-dock terminal, which is being built by Europe’s leading project developer for industrial and logistics facilities, Panattoni, is scheduled to go into operation in May 2022. The international logistics and transportation services provider DB Schenker will then move its current location in Ulm to Herbrechtingen.
This future location in the industrial estate on the Robert-Bosch-Straße, Herbrechtingen, is very close to the A7 federal autobahn, an important north-south link. Thanks to its ideal transport connections, Herbrechtingen is a strategically perfect new hub to further consolidate DB Schenker’s road transport network across Europe.
The buildings are being erected on a site covering 40,000 square metres as a build-to-suit solution, meaning the property developers Panattoni are building them to the precise specifications and requirements of DB Schenker.
The area will include 6,675 m2 of warehouse and logistics spaces, 1,912 m2 of office and social spaces, 309 m2 of warehouse mezzanine space and 15,139 m2 of paved outside areas. The structural design of the logistics property allows the best possible loading and unloading processes, which in turn guarantee a particularly fast transshipment of the items and goods. In connection with the quick access to the autobahn, this new location will offer customer significantly faster turnaround times. At the same time, this increase in productivity is the basis for DB Schenker’s further growth at the location.
Matthias Huber, the branch manager of DB Schenker in Ulm, is very happy about the joint project with Panattoni: “The construction of our new branch office in Herbrechtingen raises our presence in the region, and thus our service for customers, to a new level. What’s more, it will house some ultramodern workstations and thus create the perfect working environment for our employees.”
Panattoni carried out an extensive analysis of the traffic situation at the location when planning the property so as to verify the project’s social compatibility. The result clearly showed that the planned utilisation would not lead to any significant additional burdens. In addition, this new DB Schenker establishment satisfies the extensive catalogue of measures of the German Sustainable Building Council (Deutsche Gesellschaft für Nachhaltiges Bauen, DGNB) for a gold certification.
The ecological, economic and sociocultural objectives have been achieved, amongst other things, by recycling wastewater and using locally collected rainwater, the flexible utilisation of the property without further impacts on the surroundings, the use of various noise protection technologies and the careful integration of the property into the local habitat whilst preserving the biodiversity on the river Brenz. To encourage the use of environmentally friendly means of transport, Panattoni has planned the installation of electric charging stations.

This is why we are delighted that an internationally active company such as DB Schenker is moving here.”
Extensive earthworks are needed before the actual construction work can get under way, which Panattoni is planning to finish by June 2021. “First and foremost, we would like to thank the Municipality of Herbrechtingen, with whom we were quickly able to find a solution to our customer’s space requirements. The location is perfect for the demands of the globally active logistics services provider DB Schenker,” says Fred-Markus Bohne, Managing Partner at Panattoni, about the planned property development.
