- Innovative campus solution combines business and logistics park for the first time
- Panattoni develops a 36,000 sqm area at the Berlin Marzahn location
- 14 business park units featuring a flexible-use space and excellent connections to infrastructure are rising
Panattoni, the leading project developer for industrial and logistics properties in Europe, is realising the third “City Dock” project at the Berlin location. In addition to the two City Dock developments in Berlin Spandau and Falkensee, which were started in 2020, an innovative campus solution that for the first time combines the two asset classes business park and logistics park is rising in Marzahn. This allows for settling a wide variety of users, consisting of small and mid-sized companies, light industry, as well as logistics service providers.
On a plot size of around 57,000 sqm, Panattoni is realising a total of about 36,000 sqm gross floor space. The business park areas offer flexible and office spaces of around 3,300 sqm each that can be custom designed, in addition to a warehouse and production area that covers a total of around 10,700 sqm. Building height is 8.20 m. The logistics park includes around 15,100 sqm warehouse, about 640 sqm office, as well as around 1,700 sqm mezzanine space. Thus, a total of 14 business park units at a size of 650 to 950 sqm each are rising; the logistics unit can be divided into three separate rental spaces of around 5,000 sqm each at a building height of 12 m. Furthermore, 243 parking spaces will be created, 163 of them in a separate car park.
Panattoni is developing the City Dock with excellent connections to private transport, as well as to various public transit links on a property that had been held in trust and had been used as a warehouse for export trade in chemicals during the German Democratic Republic. The project developer will begin to dismantle the existing building of about 20,000 sqm in mid-2021. The new business and logistics park rises based on the DGNB [German Sustainable Building Council] gold standard; as part of a sustainable energy supply, we strive to provide the preliminary set-up for a photovoltaic system on portions of the roof. We are also reviewing the possibility to connect to district heating.

Panattoni is striving to complete the newest City Dock in Berlin by mid-2022. Real estate broker Colliers Berlin acted as an intermediary. In Essen, completion of a City Dock by Panattoni has been announced also for the summer of next year.
