Panattoni, the leading project developer for industrial and logistics properties in Europe, has leased a further four units at the City Dock at its Panattoni Campus Berlin Centre site. The three new tenants are SKS Sondermaschinen- und Fördertechnikvertriebs-GmbH, ProBioGen AG and CNCTeile24 GmbH. The innovative multi-tenant campus solution is scheduled for completion in August 2023, with eight units still available in the Business Park section.
The Panattoni Campus Berlin City Centre is the first time the developer has implemented a campus solution combining two asset classes, with a business park and a logistics park on the same site. It has a total usable area of 36,000 m², with the Panattoni Park and the City Dock sections each accounting for roughly 18,000 m². After the first two City Dock units were leased in early 2023, three further tenants have now agreed to move in. SKS Sondermaschinen- und Fördertechnikvertriebs-GmbH, a mechanical engineering and industrial services company that focuses on the food processing and manufacturing industries, has secured a unit measuring approx. 1,562 m². CNCTeile24 GmbH, a B2B platform for precision parts used in the metal processing industry, has leased a unit measuring approx. 1,198 m². ProBioGen AG, a developer and manufacturer of biopharmaceutical substances and vaccines, has agreed the lease for two units with a combined area of approx. 2,325 m². As a result, occupants have been secured for six of the 14 units in the Business Park section at Panattoni Campus Berlin City Centre. Eight units with a total area of approx. 10,662 m² remain available, comprising approx. 6,745 m² of hall space, 1,965 m² of flexible space and 2,000 m² of office space – with the option to combine units if required.

The site at Panattoni Campus Berlin City Centre is very well connected and gives us an opportunity to establish a future-oriented location in order to implement our strategy successfully.”
Andrea Hauptmann, Chief Financial Officer at ProBioGen AG, said: “ProBioGen is a biotech enterprise with activities around the world. We develop and produce biopharmaceutical substances and products. We have grown successfully for several years; however, opening new production capacities has also increased our need for logistics facilities that meet our complex requirements. With this in mind, we’re thrilled to have found such facilities at the Panattoni Campus Berlin.”
The first two units in the City Dock were leased in May 2023 to Hauptstadt Möblerei, which imports, refurbishes and sells second-hand vintage furniture, and Hildebrandt Veranstaltungstechnik, a full service events production company. In Q1 2023, wholesaler Midgard Naturkost & Reformwaren GmbH became the first tenant to move into the Panattoni Park section. ecotrade GmbH, an owner-operated business that markets a number of branded and own-brand products via online channels, secured the final lease in the Panattoni Park section in April 2023.
In this innovative project, Panattoni has developed high-density business premises in an area dominated by commercial and industries properties, creating modern facilities close to the city centre. Thanks to its multifunctional concept, the campus solution is ideally suited to an array of users, with tenants to date including small and medium-sized enterprises (SMEs), companies in the manufacturing industry and logistics service providers. In the interests of promoting sustainability, the building has been fitted with a photovoltaic system as part of Panattoni’s aspiration of securing Gold certification from the German Sustainable Building Council (DGNB). Renewable energy sources will cover the majority of tenants’ energy requirements. In addition, the campus is connected to the local district heating network. And, of course, the site enjoys excellent connections to the A10 orbital motorway and the national motorway network. The site also has public transport connections nearby, with a bus and tram stop just a few minutes away by foot. Furthermore, the campus site accommodates private transport with a total of 278 parking spaces – 164 of which are located in a covered car park and available to lease by external users.
The Panattoni Campus Berlin City Centre was developed without pre-letting on a site with a total area of approx. 57,000 m² in the Lichtenberg district of Berlin. The plot, which had been held by the German trust agency (Treuhandanstalt) in the 1990s, was used as a warehouse for chemical exports during the GDR era and is just 20 minutes from the east of Berlin city centre by road.

Following the completion of demolition work in Q4 2021, the Panattoni Park section was completed in March 2023, with the City Dock section slated for completion in August 2023.
Realogis Consultant acted as broker in the negotiations with SKS and CNCTeile24. BNP Paribas Real Estate brokered the deal with ProBioGen.
