Panattoni, the leading project developer for industrial and logistics properties in Europe, is renting the first two units at the City Dock at its Panattoni Campus Berlin City Centre to Hauptstadt Möblerei and Hildebrandt Veranstaltungstechnik. With Ecotrade GmbH as a new tenant, the plots in the Panattoni Park section are now fully let. The innovative campus solution will be completed and ready to move into in August 2023.
Hauptstadt Möblerei, a Berlin-based furniture store specialised in importing, refurbishing and selling used furniture, is moving into a space at the City Dock with a total usable area of approx. 1,197 m², of which around 762 m² are hall space, 219 m² are flexible use space and 217 m² are office space. Hildebrandt Veranstaltungstechnik, an owner-operated company from Berlin that offers full-service productions in the event equipment segment is moving into a plot totalling approx. 1,164 m². Of that, 762 m² are hall space, 192 m² are flexible use space and 211 m² are office space. Thus, the two companies are moving into a total of 14 units at the City Dock at the new Panattoni Campus Berlin City Centre. With the project in the heart of Berlin, for the first time, Panattoni is developing a campus solution that unites the two asset classes of the business and logistics parks. Due to the multi-functional concept, the property is excellently suited to house a wide range of users including small and medium-sized enterprises, companies from the production industry and logistics service providers. Up to 400 new jobs are expected to be created at the campus site.
The two tenants at the Berlin Centre City Dock will move into their plots during the third quarter of 2023 and had the following comments about the new site:
Volkan Yarar, Managing Director of Hauptstadt Möblerei, says, “We are pleased to have found a great location within the city, not far from our two showrooms, with the plots in the commercial section of the Panattoni Campus Berlin City Centre. The new site stands out due to its location close to the city centre and offers us space for further growth.”
“In the past few years, we have developed from a regional, owner-operated company from Berlin to a full-service provider active throughout Europe. We want to make space for this growth and found new sites in Panattoni’s portfolio on our hunt. The Panattoni Campus Berlin City Centre offers us ideal conditions due to the location with its excellent connections”, says Martin Hildebrandt, owner of Hildebrandt Veranstaltungstechnik, about moving into the site.
The innovative Panattoni Campus was built on an approx. 57,000 m2 former property, held in escrow, that was used as a warehouse for chemical exports during the GDR era and is located in the Alt-Hohenschönhausen district in the Berlin Lichtenberg precinct. The site is only a 20-minute drive from the centre of Berlin. 278 parking spaces, 164 of which are in a parking garage, are available to the future tenants on the grounds. The buildings were constructed in accordance with the DGNB Gold Standard, and the roofs of the buildings will be equipped with a photovoltaic system so the future users can largely use renewable energies. In addition, the campus is partially supplied with local district heating.
Midgard Naturkost & Reformwaren GmbH, a wholesaler based in Berlin, was the first tenant to move into their new spaces in the Panattoni Park section in the first quarter of 2023. The subsidiary of BIO COMPANY, an organic supermarket franchise with head offices in Berlin moved into 10,500 m² of hall space and 1,200 m² office and social space.
In April 2023, Ecotrade GmbH was found as a further tenant for the remaining plots in the Panattoni Park section. With that, the Panattoni Park is fully let.
ecotrade GmbH is an owner-operated trading company, founded in Berlin in 2015, that sells numerous trademarks and its own brands via various online channels. The eCommerce specialist plans to move into a total usage space of approximately 5,700 m2 in the third quarter of 2023 and intends to utilise the space for the storage and transhipment of consumer goods like foodstuffs, chemist shop items and books. Sales channels like Shopify, Amazon, Shop Apotheke and Otto Market are used to distribute the goods.
David Skodawessely, Managing Director of Ecotrade GmbH, says the following about the tenancy: “eCommerce is our passion. That’s why we are pleased that, by renting space at the Panattoni Campus Berlin City Centre, we are able to expand our capacities at a site that allows us to rapidly deliver our goods due to its excellent connection to private transport.”
Fred-Markus Bohne, Managing Partner at Panattoni Germany and Austria, says, “With the development of the Panattoni Campus Berlin City Centre, we have successfully further densified a property in an area that is strongly influenced by commerce and industry. On a surface area of around 57,000 m², we are creating the most modern commercial and logistics sites in a location close to the city centre. With Hauptstadt Möblerei and Hildebrandt Veranstaltungstechnik, we are now welcoming the first two tenants at the City Dock. We are also pleased that, with Ecotrade GmbH’s tenancy, we were able to announce that the Panattoni Park was fully let just shortly after its completion.”
The Panattoni Park section was recently completed, and the City Dock is scheduled to be ready for tenants to move into in August 2023.
Hauptstadt Möblerei and Ecotrade GmbH were procured as tenants by NIG Norddeutsche Immobilien Gesellschaft mbH. BNP Paribas Real Estate is responsible for procuring Hildebrandt Veranstaltungstechnik as a tenant.
