New Panattoni Park in Nohra: Fully let immediately after purchasing the land

Shortly after acquiring the land and almost simultaneously with the announcement of the development plan, the Panattoni Park Nohra is already fully let. Originally, the property was supposed to be speculatively developed in the Nohra district of the Thuringian Municipality of Grammetal. However, CATL, a Chinese car battery manufacturer with a site near the Erfurt motorway junction, was interested in the entire object.

Panattoni planned the new park in Nohra to meet the high demand for logistics and industrial sites in the region. After demonstrating their interest and successful talks with the Chinese automotive parts supplier CATL, the decision was made, shortly after the acquisition of the land, to let the entire property to the company. The property was acquired by the Hagedorn Group which dismantled the old, existing buildings and prepared the site.

The approx. 110,000 m² site on Troistedter Weg was used as a slaughterhouse and sausage factory for around 130 years and was once the most modern of its kind in the Weimar region. Due to the shutdown of the slaughterhouse, however, the plant permanently closed in 2019. After the planned revitalisation of the Brownfield, in the future, CATL will take advantage of the opportunity support the storage and logistics processes at its plant at the nearby Erfurt motorway junction. The new Panattoni Park in the Nohra district of the Municipality of Grammetal will also offer space to configure the battery cells, carry out quality assurance and distribute the automobile batteries.

The project spans across two buildings with a total surface area of 54,800 m². A connecting road separates the 36,800 m² western building and the 12,300 m² eastern building. Overall, 2,600 m² of office and social space and 3,500 m² of mezzanine storage space are available to the company. The central location in Germany and in Europe and the excellent connection to the A4 motorway are clear benefits offered by the site.

As part of the ecologically-compliant implementation, the park is subject to strict sustainability standards. Panattoni is therefore aiming to obtain at least the DGNB gold standard certificate. To this end, the project developer is planning to install photovoltaics systems on the roofs, wildflower meadows, greenery on the bicycle and smoker shelters and rainwater systems. Spaces where future employees can exercise and relax will also be created at the site.

“Thanks to the excellent cooperation between Panattoni and the municipality, a highly modern object will be built on the Brownfield that will also have a positive economic impact on the Municipality of Grammetal,” states Mayor Roland Bodechtel.

The construction is slated to start in the first half of 2024. It is scheduled to be completed in the beginning of 2025.
