Panattoni, the leading project developer for industrial and logistics properties in Europe celebrated the groundbreaking for the Sindelfingen City Dock on 05 April 2023. Mayor Dr Corinna Clemens, the municipal leader Wolfgang Stierle, Managing Director of Wirtschaftsförderung Sindelfingen GmbH Felix Rapp, and representatives from Goldbeck Süd and Panattoni attended. The business park is being erected in one of the most powerful economic regions in Germany, only a short distance from the centre of Sindelfingen, Böblingen and Stuttgart with a focus on a broad group of users.
The new business park will be erected, without previously arranged tenants, on an approximately 900 m2 Brownfield, which was formerly used as a production and commercial site. Before the City Dock, which is located in a water conservation area, could be constructed, comprehensive revitalisation measures were required. Particular focus was placed on the decontamination of the soil which was contaminated with pollutants. In addition to the demolition of the existing buildings, the significant height differences at the site had to be overcome and a 20 kV line had to be laid down the centre of the property. Between the purchase and the dismantling work, the property remained in use by the previous owner for more than two years and the demolition work began in 2021.
On a commercial lot measuring approximately 12,600 m2, Panattoni will make approx. 2,900 m2 of flexible-use space, 6,600 m2 of hall space and 3,100 m2 office space available to potential tenants. The space can be divided into 8 rental units. The building has an effective height of 8 m (to bottom of girders). A total of 106 parking spaces, including 97 passenger vehicle and 9 van parking spaces, will be available on the outdoor premises.
The City Dock Sindelfingen is only a few kilometres from the economic location of Stuttgart which is heavily influenced by the automotive, fashion, mechanical engineering, metal-working industry and retail. In the dynamically growing region, the new business park offers new and flexibly usable commercial lots that can be expanded to meet specific user needs and optimally adapted to a broad range of users. The business park in Sindelfingen is one of a total of twelve city dock projects Panattoni has been developing since 2019. In addition to the City Docks in Berlin Spandau, Falkensee and Alt-Hohenschönhausen, further projects are being developed in Kirchheim near Munich, in Hanover, the capital of Lower Saxony, and in Mannheim, Baden-Wuerttemberg.
In terms of sustainable development, Panattoni is aiming to obtain certification of the new building according to the German Sustainable Building Council (DNBG) gold standard. The developer plans to use VRF technology to heat the offices and halls and will install a heat pump to achieve this.
In addition to pre-equipping the roof surfaces for the installation of a photovoltaic system, a seepage reservoir will be erected to reduce the precipitation discharge volume. Moreover, the use of daylight and natural ventilation via heat and smoke skylight vents is planned. On the outdoor premises, trees will be planted and e-charging stations for passenger vehicles will be erected.

The groundbreaking took place on 5 April 2023 and earthworks will start in May 2023. The completion of the City Dock block is scheduled for July 2024.
