Elsen Logistik moves into spaces in Panattoni Park Ansbach

Panattoni Park Ansbach

Panattoni, the leading project developer for industrial and logistics real estate in Europe, is renting out around 22,000 m2 of space in Panattoni Park Ansbach, Bavaria, to Elsen Logistik GmbH. The owner-managed, internationally operating company with its headquarters in Wittlich, Rhineland-Palatinate, is a full-service logistics provider. Its services include taking over simple to complex production logistics processes as well as operational activities such as transportation. By renting space out in Panattoni Park Ansbach, Elsen is expanding its existing storage capacity in Nuremberg. The service provider plans to use the new spaces for storing and commissioning industrial goods.

Ralf Sauerborn, Managing Director of Elsen Logistik GmbH, commented on the new location: “I am delighted that these new spaces in Ansbach have allowed us to expand our storage capacity just a stone’s throw away from our Nuremberg branch. The Panattoni Park provides us with the ideal conditions for successfully continuing our company’s history, which stretches back over 150 years.”

With the rental contract signed, construction work for Panattoni Park Ansbach can begin. The modern logistics facility is being developed on a plot of land measuring roughly 67,400 m2 and, upon completion, will have a total usable space of approx. 33,500 m2 split between three units. This will include approx. 29,500 m2 of hall space, 1,300 m2 of office space, and 2,500 m2 of mezzanine space. Once Elsen Logistik has moved in, Panattoni will build the remaining spaces without pre-letting. One unit with approx. 10,000 m2 of logistics space plus office and mezzanine space is still available to prospective tenants.

Panattoni took over the former Thermoselect site from Kernstock Grundstücks- und Projektentwicklung, which was responsible for site consolidation, demolition and the fully completed land use planning procedure.

At the turn of the millennium, the plot of brownfield land was developed for a waste incineration plant that never went into operation. The site was left unused for roughly two decades and therefore required comprehensive demolition measures. With the development of these new spaces, Panattoni is focusing on sustainable reuse and third-party usability. The project is therefore subject to the higher sustainability standards within the scope of Panattoni’s Green Building Concept and stands out thanks to a photovoltaic system and construction according to the BEG 55 standard. In addition, Panattoni is aiming for Gold Standard certification from the German Sustainable Building Council for the new building.

Panattoni Park Ansbach is in close proximity to the city of Nuremberg and has direct links to the A6 and B13. Future tenants will benefit from the central location in Southern Germany.

“Elsen Logistik’s move to Panattoni Park Ansbach underscores the economic attractiveness of the area. The city of Ansbach is especially pleased that the unused Thermoselect site is finally being revitalised and put to use after so much time,” says Thomas Deffner, Mayor of the City of Ansbach.

The Panattoni Park in Ansbach – in the western centre of the Nuremberg metropolitan region – is nestled in a strong region that provides valuable networks and brings together companies from industry, science, education and culture.”

Panattoni plans to start construction in October 2022, with completion scheduled for mid-August 2023.

The real estate specialist Realogis acted as broker for the user Elsen Logistik.
