Panattoni, the leading project developer for industrial and logistics properties in Europe, has welcomed Tactical Foodpack as the first user of City Dock Düsseldorf Hilden, a multi-tenant business park in Hilden, North Rhine-Westphalia. By executing this City Dock project, Panattoni is responding to the overwhelming demand for flexible commercial space in the restricted Hilden market. Free units are still available on the site and would be suitable for use by companies in a wide range of sectors, including retail, commerce and production.
Tactical Foodpack (Tactical Solutions GmbH) is a producer of outdoor meals and has secured three of the 17 units at City Dock Düsseldorf Hilden. This amounts to a total usable area of approx. 3,187 m2, including around 1,748 m2 of warehouse space, approx. 701 m2 of flexible space and around 738 m2 of office space. The company plans to use its new location to expand its production activities in Germany, as here is its primary market. Tactical Foodpack was founded in 2016 in Estonia by a former Special Forces medic who wanted to create lightweight, nutritious food for military, backpacking and camping trips. Today its products are popular with campers, hikers, and survivalists, as well as people who want a supply of emergency food on hand in case of natural disasters or other emergencies.
Tactical Foodpack is an excellent example of a successful start-up that started with a real need from a garage and has quickly become one of the best outdoor food industry in its field. The company focuses on product development, innovation, and keeping up with growth without compromising quality. Rapid growth is also why the company is expanding to Germany - to increase stock levels and offer customers a faster supply chain.

City Dock Düsseldorf Hilden is situated at the centre of the economic hubs of Essen, Duisburg, Düsseldorf, Leverkusen and Wuppertal and enjoys excellent connections to the A3, A46 and A59 federal autobahns as well as the B228 federal road. In addition, the site is just 25 minutes by road from the city centre of Düsseldorf, the state capital. An S-Bahn station and bus connections are also just 10 minutes from the site by foot.
Panattoni is developing the City Dock in Hilden’s south-western industrial estate on a plot area of 27,000 m2, creating total usable space of approx. 19.500 m2. This comprises roughly 11,500 m2 of warehouse space, approx. 4,000 m2 of office space and around 4,000 m2 of flexible space. The flexible spaces are situated below the office areas and can be implemented as additional offices or as exhibition spaces, social areas or production floors, depending on user requirements. The business units, which allow for modular expansion, are available in sizes starting from 1,000 m² and with clear internal heights from 8 m (up to bottom of girders). They are suitable for a wide range of users, including companies in the retail, commercial, production and logistics sectors. The premises can be tailored to individual user needs and offer tenants the option to influence the layout plans and outfitting quality. A total of 14 units are still available. Discussions are currently ongoing with interested parties in the mobility, interior design, light industrial and fashion sectors. The site is set to create up to 170 jobs in the future.
In this project development, Panattoni is revitalising a brownfield site formerly occupied by a felt factory. The developer hopes to secure Gold certification for the new property from the German Sustainable Building Council (DGNB). In addition, a transformer station will be constructed to ensure a stable power supply. Panattoni also plans to install a new traffic-light system to facilitate the movement of traffic in the area.
