Panattoni, the leading project developer for industrial and logistics properties in Europe, is the third-place winner of the Brownfield24 Award. At the celebratory awards ceremony at the Brownfield24 Convention on 25 May 2023 in Hanover, as one of 19 submitted projects, the Panattoni Park Würzburg Ost received the third-place award for Brownfield project in the “Commercial” category. The Augsburg gas plant from the Stadtwerke Augsburg Holding outside the Holzpark Hanau from Inbright. The price was awarded for the fifth time and honors the best revitalisation projects in five categories.
With the Panattoni Park Würzburg Ost in Dettelbach, Bavaria, Panattoni erected a modern logistics complex with a total area of 98,275 m². In the framework of the development, Panattoni placed great value on the sustainability aspect and implemented a comprehensive package of measures in the areas of ecology and social living. These include pre-fitting for photovoltaic systems, the installation of electrical charging stations for passenger vehicles and eBikes as well as bicycle and smoker shelters with greenery on the roofs. A 9,300 m² replacement habitat for the sand lizards that previously lived on the grounds and a green well-being area for the employees with a pond, fruit trees and wildflower meadows were created. The property complex will be certified with the DNGB platinum standard, the highest award level for sustainable construction.
The jury considered the complex revitalisation of the wasteland, which was the largest project among the winners with approximately 165,000 m² as award-worthy. Due to the previous use by an asbestos cement plant and a plastic factory, Panattoni was confronted with a variety of challenges, including extensive soil contamination with the carcinogenic mineral fibre, asbestos, and local contamination with mineral oil hydrocarbons. How the contaminants would be handled, particularly the asbestos, was coordinated with the District Administration of Kitzingen before the renaturation work and earthworks. As a result of this constructive exchange, the path was paved for a successful revitalisation.
In the framework of the renaturation work, the above and below-ground hazardous substances tanks were professionally dismantled and disposed of under the supervision of an expert. Hazardous building materials typical to the era, like the carcinogenic artificial mineral fibres (old KMF, produced prior to 2000) in the form of insulation fibre glass, pipe insulation and suspended ceilings as well as the carcinogenic polycyclic aromatic hydrocarbons in the form of roofing felt based on tar were also removed and professionally disposed of.
For the past five years, the Brownfield24 Network has honored exceptional revitalisation projects at the Brownfield24 Convention that fulfill an ecological, economic and social benefit with the Brownfield24 Award.
In addition to the “Best Brownfield Project (Commercial)” category, prizes are also awarded in the following categories:
- Best Brownfield Project (particularly sustainable)
- Best Brownfield Project <10,000 m²
- Best Brownfield Project (residential)
- Special prize from the German Brownfield Association
“The Panattoni Park Würzburg Ost development in Dettelbach is one of our most comprehensive projects in all of Germany. The Panattoni Park consists of two independent buildings that are divided into a total of ten subunits. While the first building section is let to the fashion company, S. Oliver Group and was already completed in March 2023, the international logistics service provider, Dachser, is currently moving into the second building, which was finished in May 2023. The property stands out in particular due to its proximity to the A3 and A7 federal motorways and the B22 state road and is thus excellently connected to the cities of Nuremberg, Würzburg, Stuttgart and Frankfurt am Main.
