Hauptstadt Möblerei specializes in importing, refurbishing, and selling used furniture in Germany and Europe. The company combines sustainability with modern design, appealing to a broad target group—both online and on-site in its specially designed showrooms at City Dock® Berlin Zentrum.
The concept behind Hauptstadt Möblerei required a location that intelligently combined storage and sales space. However, the commercial space leased in downtown Berlin until 2023 did not meet this requirement. Low ceiling heights and poor connections between trucks and storage space made daily workflows difficult.
Business concept requires flexibility
It was therefore crucial for the furniture store to find a location that not only offered sufficient space for storage, preparation, and transport of the furniture, but also provided the opportunity to welcome customers in an appealing environment. “In 2022, we started looking for suitable storage space that would meet both our logistical and customer-oriented requirements. We wanted to remain close to the city and easily accessible, but at the same time we needed more space,” explains Volkan Yarar, managing director of Hauptstadt Möblerei.
Due to the ongoing shortage of space in and around Berlin, the search proved difficult until the company became aware of the City Dock® space at the Panattoni Campus Berlin Zentrum. “The rent, the location, and above all the new standard of finish immediately convinced us. We looked at the space while it was still under construction and then decided to move in here,” says Yarar.
Optimal processes for maximum customer satisfaction
In August 2023, the premises at City Dock® Berlin Zentrum on the Panattoni Campus Berlin Zentrum site were ready for occupancy, and Hauptstadt Möblerei was able to start in a unit measuring around 1,200 m². In addition to the storage space, the company has a flexible space that is used as a product showroom. The furniture store combines Europe-wide online sales with a brick-and-mortar offering on site. “The flexible space offers an appealing store character, which is important to our customers. At the same time, it enables efficient logistics processes,” explains Yarar.
The flexibility is also evident in the furnishings: instead of fixed load racks, the company relies on a mixture of movable pallet trucks and shelves. This allows the space to be adapted to suit requirements. Interested customers can stroll through the aisles and be inspired. When a purchase is made, employees can transport the furniture from the City Dock® at ground level, as the connection between the truck and the storage area is optimally designed. The warehouse is directly connected. An adjustable ramp ensures that there are no barriers. This is essential given the weights that Hauptstadt Möblerei transports.
A location that grows with you
Due to strong demand and increased business activity, the company decided in 2024 to almost triple its space at City Dock® Berlin Zentrum. Today, Hauptstadt Möblerei occupies a total of around 2,260 m² of warehouse space, 620 m² of office space, and 630 m² of flexible space. The combination of proximity to the city center, good infrastructure connections, and suitable space for warehousing, transport, and showrooms not only enables efficient processes but also creates the best conditions for further growth.
Sustainability and urban proximity
At Panattoni Campus Berlin Zentrum, Hauptstadt Möblerei has not only found an ideal location, but also benefits from the project's sustainable construction and well-designed infrastructure. The campus combines the two asset classes Panattoni Park and City Dock®. On the approximately 57,000 m² former Treuhand property in Berlin's Alt-Hohenschönhausen industrial park, logistics service providers, retailers, and companies from the pharmaceutical, e-commerce, mechanical engineering, and food industries use a total of 14 flexible units in the business park. The tenant structure is as diverse as the requirements for the modular space units. The buildings were constructed in accordance with the DGNB Gold Standard and are equipped with photovoltaic systems and district heating.
