From contaminated site to DACHSER branch: Panattoni successfully develops new location for logistics service provider

To make room for a new DACHSER warehouse, Panattoni removed hundreds of tons of asbestos from a former industrial site in Dettelbach. The result is a state-of-the-art, sustainable logistics property.

Panattoni disposed almost 600 tons of asbestos during the revitalization of a former asbestos cement plant and plastics factory in Dettelbach, Bavaria. The 16.5-hectare site in the centrally located industrial area now offers sufficient space for DACHSER's new logistics center. Together with a second facility for s.Oliver, the sustainable building forms Panattoni Park Würzburg Ost.

Environmentally conscious transformation of industrial wasteland

As a global logistics service provider, the family-owned company DACHSER offers intelligent solutions for transport logistics, warehousing, and customized services. The business location of Dettelbach was particularly suitable due to its central location and excellent transport connections.  

In order to avoid additional land sealing in the densely populated industrial area, the development of a former industrial wasteland was the obvious choice. In this context, Panattoni was able to reuse a total of 10,000 m3 of recycled material for the new building – an important sustainability factor.

Thanks to the extensive revitalization, Panattoni created a modern logistics property with 35,000 pallet spaces in the immediate vicinity of the A3 and A7 motorways, which fully meets DACHSER's requirements. The logistics service provider handles its contract logistics for the Main-Franconia region at the new location: depending on customer requirements, goods are stored, picked, packed, and finally transported from Dettelbach to the recipient via the European general cargo network.

Cooling with solar energy

Since DACHSER uses one of the two hall units for food logistics, a cooling system has been integrated that allows the hall to be set to different temperatures in the range of 12-18 degrees Celsius. From mid-2025, the energy required for this will be generated directly on the roof by the photovoltaic system installed for this purpose – just one of many measures implemented to certify the property according to the DGNB Gold Standard. Electric charging stations for e-trucks and company vehicles also contribute to the resource-efficient use of natural resources.

In close cooperation with all project participants and representatives of the district, Panattoni has transformed the contaminated industrial site in Dettelbach, which had been lying fallow for years, into a sustainable and modern logistics center. This is also a great benefit for the region. With the new contract logistics branch in Dettelbach, DACHSER is creating sustainable growth opportunities and new jobs for the region and continuing to invest in the Main-Franconia location.
