Industrial zone builder Panattoni was the most active in the construction of manufacturing and logistics halls in the Czech Republic in the third quarter of this year. The total area of all buildings under construction reached almost 300,000 sqm. Clients of this construction include prestigious brands such as Amazon, Tchibo and Doosan Bobcat. Panattoni thus dominated new industrial space construction in the Czech market in Q3.
"Last spring, when the housing crisis was beginning and the whole economy was hit by paralysis and uncertainty, I really wouldn't have bet on us achieving the highest construction volume in history in just a year and a half. In the third quarter of 2021, we were building manufacturing and logistics buildings in ten different locations at the same time, but always with pressure to shorten the distances from production to warehouse and from warehouse to consumer. Across the supply chain, we see strong demand for business real estate in the next twelve months," says Pavel Sovička, Managing Director Panattoni Czech Republic and Slovakia.
Panattoni's most significant project this year is a robotic distribution centre for global e-commerce leader Amazon. The four-storey building with a record warehouse area of almost 190,000 sqm is being built on the brownfield site of the former sugar factory settling tanks near Kojetín in the Přerov region. When completed in 2022, it will be the first fully multi-storey logistics building with state-of-the-art technological equipment in the Czech Republic.
In the third quarter, for example, construction was also underway at Panattoni Park Zdice in the Beroun region. Here Panattoni is preparing a modern hall for Doosan Bobcat. The world's leading manufacturer of compact loaders and excavators will use it for receiving, inspection, sorting, storage and preparation of materials and components for supplying production lines in nearby Dobříš, where, in addition to the production plant, it also has an innovation centre and training centre. Approximately 80 employees will find work in the 13,500 sqm hall, and the value of the property will reach CZK 300 million.
The expansion of Tchibo's distribution centre in Panattoni Park Cheb has also contributed to the record-breaking floor space under construction. The new 27,880 sqm part of the building will contribute to the expansion of the functions of the existing B2C distribution centre for Tchibo's e-shop as well as part of the B2B logistics processes related to brick-and-mortar stores.

Jiří Zita, Panattoni's Sales Director for the Northeast region of the Czech Republic, adds, "Given the current situation on the construction market and the complicated permitting process, the readiness of new land is key. Panattoni is working with new sites and construction will start in four of them within the next few months. Reflecting the needs of manufacturing and logistics companies, we are ready to deliver over 675,000 sqm of lettable space within 12 months. In the next 24 to 36 months we aim to offer nearly 700,000 sqm more across the Czech Republic. All new buildings will aspire to BREEAM New Construction's sustainable certification of Excellent."
