Construction of Panattoni Business Park Kladno has started. Investment in the modern industrial zone will reach CZK 3 billion

Panattoni has started construction of Panattoni Business Park Kladno. The modern industrial complex will be built on the site of the former Poldi Kladno steelworks. This significant brownfield project will revitalise a historically important industrial area and bring new economic opportunities to the region.

Panattoni Business Park Kladno will consist of two modern halls with a total floor area of 88,500 m², with Hall A offering 55,500 m² and Hall B providing 33,000 m². Ground works began in July 2024 and Hall A is expected to be completed in the second half of 2025. The completion date for Hall B will be set according to a schedule with the specific tenant. Currently, demolition of the underground parts of the original buildings and rough landscaping is underway on the site. The total investment in the project will amount to approximately EUR 120 million (CZK 3 billion).

The area of the former Poldi Kladno steelworks, built in the 19th century, will undergo a significant transformation after many years of decay. The project involves the demolition of old buildings and the remediation of the polluted area, which is currently underway. The large dysfunctional area will be replaced by modern industrial halls, which will significantly improve the ecological and economic value of the area. Recycling of materials and replacement planting of indigenous green species are key elements of this project. A waste management plan will be followed during construction to minimise site waste going to landfill. Recycling of local construction materials from demolition sites is already taking place to the maximum extent possible. This will substantially reduce the number of trucks carrying construction debris off-site via city roads.

The new halls will aspire to BREEAM New Construction sustainability certification at the high Excellent level. The buildings will be equipped with modern technologies, including photovoltaic power plants and heat pumps. The new technologies to be implemented in the halls also include intelligent energy management and water recycling, ensuring not only efficient operation but also minimising environmental impact. The infrastructure will also include charging stations for electric vehicles.

The location boasts excellent transport accessibility. Nearby are the D5, D6 and D7 motorways, the Kladno-Švermov railway station and the Václav Havel Prague Airport. A high-speed railway linking Prague, the airport and Kladno is also under construction, which will further increase the attractiveness of this location. Furthermore, a new intersection will be built to improve traffic organisation and the planned link will contribute to more efficient truck traffic.

"The City of Kladno welcomes this investment, which is in line with the development of the city, the improvement of the quality of the environment and the growing supply of new housing. This is an important step towards the transformation of one of the largest industrial brownfields in the country. The importance of this investment should also be recognised by the state and the region, and its tax revenue should be invested in the development of the associated transport infrastructure, particularly the road link to the site, part of which runs through the town and has been invested in significantly by the town of Kladno in partnership with the investor, and which should be extended to connect to the first class road or motorway. We would also welcome the extension of the modernised railway line to Dubí station, which is located close to the Poldi site and in the middle of an intensively developing residential area," concludes Ondřej Rys, Kladno's councillor for development.
