Panattoni, the leading logistics-industrial real estate developer in Europe, has announced its third major project in Portugal with the development of 'Panattoni Park Santarém'. Located on a 100,000 sq. m plot, in the municipality of Santarém, the new project will include the construction of a multi-tenant warehouse with a gross leasable area of 34,344 sq. m. This development follows projects in Porto Valongo, currently under construction and available later this year, and Santa Iria de Azoia, due to start soon.
The Santarém plot, strategically located with direct access to the A1 motorway, the longest in Portugal, connects Lisbon with Porto, passing through important cities such as Santarém, Leiria, Coimbra and Aveiro. The proximity to Azambuja, where the country's largest logistics platforms are located, underlines the importance of this location. Companies such as Grupo Damm and Intermarché have already established their distribution centers in the area, highlighting the existing demand for logistics spaces in this corridor.
The Panattoni project in Santarém has already begun with the start of the earth-moving phase, and it is expected to be completed in the third quarter of 2025. The warehouse will have an area of 33,000 sq. m and an office area of 1,344 sq. m with a mezzanine of 1,119.26 sq. m, allowing it to be divided into two modules of 17,172 sq. m each. One of these modules has already been leased, leaving the second unit available, which is ideal for retailers and third-party logistics providers (3PLs) looking to expand in the north of Lisbon. The facility will feature 48 loading and unloading docks, a 35-meter maneuvering yard, a clear height of 10.6 meters, and an electrical capacity of 800 kW throughout the park.
In line with Panattoni's commitment to sustainability, the platform will provide photovoltaic panels for self-consumption, rock wool insulation, LED lighting, and meters connected to a BMS control system to optimize energy consumption. The BREEAM 'Very Good' certification will guarantee the efficiency of the building, reducing operating expenses and ensuring the well-being of users. In addition, 450 parking spaces will be enabled, including spaces for bicycles, trucks and electric vehicles, as well as green areas totaling 8,800sq. m
