Panattoni enters the last stage in the development of 38,500 sqm in Piła. CEVA Logistics takes as much as 32,500 sqm to service Signify

Panattoni, the most active industrial real estate developer in the world has unveiled the potential of new markets. Upon completing the first building of Panattoni Park Piła, the developer immediately launched the development of another with an area of 38,500 sqm and now the work is entering the final stage. A total of 85% of the new space is to be occupied by CEVA Logistics, the world leader in 3PL logistics, to service Signify (formerly known as Philips Lighting), the world leader in the lighting industry.

Piła is the largest town in northern Wielkopolska and has a wide portfolio of available land ready for investment. The town’s potential is also due to its location being midway between the rapidly developing cities of Poznań and Bydgoszcz, while it also has easy access to Warsaw and Poland’s western border.

“To take advantage of the market’s potential, an appropriate stock of modern industrial space is required so upon completing the development of BTS facilities as well as a building in our first park we again launched construction work and already within two months we will be delivering almost 40,000 sqm,” says Dorota Jagodzińska-Sasson, the Managing Director at Panattoni. “We want to create buildings that perfectly meet the needs of many industries in many locations both across Poland and Europe. Importantly, our new building follows in the history of Piła going back 60 years as the town was one of the most important centres in Poland for the production of lighting equipment,” she adds.

In June this year, Panattoni launched construction work on 38,000 sqm, which it is to deliver in February 2024. CEVA Logistics is to occupy 32,500 sqm of the space, which is to be used to service the operations of Signify, a global leader in the field of intelligent lighting systems thus continuing the tradition of the Lumen and Polam factories, which were taken over by Philips.

The Panattoni building is to be equipped with a Philips Dynalite control system that can detect motion and will automatically regulate lighting levels with regard to natural daylight. Additional analyses of the data from the lighting control system will be used to support the ongoing maintenance of the infrastructure. The light fittings will also be equipped with a VLC system allowing for internal navigation using the lighting system. Each light fitting will be a separate node in the navigation network transmitting a special code that can be read by the camera of a mobile device. Such a system can be used to replace navigation systems based on WiFi or Bluetooth beacons and can facilitate the completion of orders. The centre is also to be equipped with 3D printed light fittings that adhere to the principles of the closed economy, or in other words made from recyclable materials. The centre will also have NatureConnect solutions that follow the principles of biophilic design, which recreates natural light indoors.

The park is located 5 km from the centre of Piła, which can be reached via public transport. The development is to be certified under BREEAM for a rating of Excellent and CEVA Logistics is to use a quick forklift loading system and solar panelling. Furthermore, the centre is to be equipped with a lighting system that is part of the circular economy. The light fittings have been designed to be recyclable in order to reduce waste and harm to the environment. They are also some of the most efficient on the market, which additionally reduces operational costs. Signify lighting is used both for internal and external lighting of the warehouse building.
