Panattoni to build 12,820 sqm Radom plant for AZZ Specialty Welding Europe

Panattoni, the market leader in industrial real estate in Europe, is to build an advanced hi-tech manufacturing and warehouse complex for AZZ Specialty Welding Europe, a provider of specialised welding services for customers in various business sectors, including fossil power, refining, waste-to-energy, chemical processing and nuclear power. The 12,820 sqm facility will be located in Radom. The construction project is scheduled to begin in the third quarter of 2020, while the tenant should be able to move in in March 2021.

Making friends with the energy sector. AZZ Inc., an American company listed on the New York Stock Exchange (NYSE), is a global provider of galvanising and metal coatings solutions, welding solutions, specialised electrical equipment, and highly engineered services for maintaining and building vital infrastructure. The company’s innovative technology provides the precision and strength required for the power generation, transmission, distribution and industrial markets. In order to fulfil AZZ Specialty Welding Europe’s needs, Panattoni is to deliver a BTS facility in Radom totalling 12,820 sqm, of which 2,160 sqm will be office space. The industrial section of the building will be divided into zones dedicated to manufacturing, warehousing and service operations. The other section will feature such installations as a compressor room with a compressed air distribution system and a paint spray booth, as well as overhead cranes and air doors in the docks. The building will be fitted with welding fixtures fit to handle elements of up to 15 metres in length, and therefore the roof of the hall will be raised to a clear height of 17 metres over an area of 2,000 sqm. The flooring will also be designed to withstand the increased load of certain machines. In addition, the roof structure will be reinforced, partly due to the presence of the overhead cranes, but also to allow for the planned installation of solar panels in the future. For the benefit of the workers, the facility will also feature increased access to natural light through roof- and wall-mounted skylights, as well as a climate system aimed at keeping the building’s temperature at a constant level (no less than 18°C). The heat transfer coefficient for the building’s walls and roof are to comply with building codes that come into effect in 2021, while the entire building will be BREEAM-certified with a ‘Very Good’ rating.

“We came to Radom in Poland in 2004, but have now outgrown our existing plant. Due to our increased productivity needs, we have decided to build a new, advanced hi-tech facility that will increase our production capacity,” explains Wojciech Alzak, the Operations Director of AZZ Specialty Welding Europe.

“Radom, with its convenient position in Central Poland, is an excellent alternative to Warsaw. The price of land and leasing rates are lower here than in the capital city, while the local market provides access to qualified labour, which was essential for the investor. Radom is the second largest city in the Masovian province, after Warsaw, with 14 higher education institutions and a student population of more than 14,000, as well as convenient access to the motorway network,” says Dariusz Proniewiecz, Development Director from Panattoni, describing the advantages of the location.

The new AZZ plant will be situated on a site along ul. Hodowlana, just off the S7 road (Warsaw–Kraków) and a short distance from the A2 motorway. It is an hour’s drive from Warsaw, two hours from Kraków and three hours from the Silesian industrial cluster. An additional advantage will be the planned international airport in Radom that will serve Warsaw and the region.
