Panattoni, the most active industrial real estate developer in the world, is expanding its Pomeranian portfolio. The developer has completed the next stage of Panattoni Park Gdańsk West II, and the current area – 73,000 sq m – has been rented out at about 90 per cent even before finalization. The company has exceeded 600,000 sq m of space delivered in the region and is building another 70,000 sq m in the Tri-City area and surroundings.
So far, within the park located in Kowale near Gdańsk, Panattoni has completed two buildings with a total area of 73,000 sq m and plans to develop the last facility, which will occupy about 37,000 sq m. Panattoni Park Gdańsk West II was nearly 90 per cent leased before the second phase was completed.
"The subsequent developments in the Pomeranian province are a natural response to the business development of the region, which is increasingly making better use of its potential, resulting from, among other things, the proximity of one of the largest seaports in Europe. This, of course, translates into a steady demand for industrial space, which in the first quarter of this year was second only to the three leading markets in the country: Mazowieckie, Łódzkie, and Śląskie. Panattoni Park Gdańsk West II is a perfect confirmation of business interest, as it was near full commercialization even before the completion of the last phase," says Martyna Sochaczewska, Leasing Director at Panattoni.
Tenants already using the space in the new park include representatives of the TSL (Transport, Shipping, and Logistics), gardening, and tire industries. In addition, a leading manufacturer and supplier of refrigeration products and solutions for the automotive aftermarket, marine, rail, and industrial sectors has taken advantage of modern office space, which occupies as much as 2,800 sq m. It confirms the potential of the facility not only for carrying out industrial or logistical processes but also for housing many other departments of the company, and even creating its main headquarters within the park.
Tenants appreciate the location of the complex, just 10 km from the centre of Gdańsk, 16 km from the seaport, 16.5 km from the airport, and only 4 km from the S7 and S6 road junctions. The S7 expressway already allows for very efficient travel to the capital of Poland, and will eventually connect Gdańsk with the southern border. The S6 expressway will pass through the most important centres of the Polish coast – including Gdańsk and Szczecin – and will allow for rapid access to the western border. "The Tri-City region benefits from the proximity of the Port of Gdańsk, whose transshipments have increased by 170 per cent over the last 10 years. Its potential is also due to the very well-developed infrastructure, which allows for connections in virtually every direction in Europe. Thanks to the completion of the next stage of the park in Kowale, the developer has exceeded 600,000 sq m of space delivered in the region and is currently implementing over 70,000 sq m as part of various Pomeranian projects.
Meeting history with the present. The realization of Panattoni Park Gdańsk West II from the beginning was associated with various challenges because industrial spaces had not been created in this location before. The developer adapted to the demanding terrain, and at the same time, a municipal road was being built along with the park. Moreover, the whole process was preceded by archaeological research. Proper coordination allowed for the efficient completion of the first two stages of the park.
Green standard. Panattoni Park Gdańsk West II will undergo complete environmental certification using the BREEAM method at the Excellent level. The investment will be equipped with numerous energy and water-saving solutions. The developer will also focus on the wellbeing of users, for instance, by ensuring increased access to light or providing office spaces tested for acoustics, thermal comfort, and air quality. The high level of park certification will allow for good preparation for increasingly stringent standards regarding the impact of business on the environment.
