The newest, and first in Central and Eastern Europe, factory is being built in Swidnik by the TRILUX Group, a global lighting expert specializing in eco-friendly and technologically advanced B2B solution. The 23,000-square-meter plant, which meets BREEAM certification criteria, will be built by Panattoni, the most active industrial real estate developer in the world. The new factory will employ 250 people, but more importantly, it will be a key hub for the TRILUX Group in this part of Europe. This is a great opportunity for the Polish economy, but especially for the Lublin region, which is trying to attract just such global investors.
On February 15, 2024, a ceremony was held in Świdnik to lay the cornerstone for the first factory in Poland by a German investor. The TRILUX Group already has six production facilities in Europe and Asia, and has been present in Poland since 2004, through a sales office in Warsaw, from which it has so far served business customers from Eastern Europe. In a B2B model, the company offers smart lighting solutions dedicated to office buildings, industrial, commercial, educational or healthcare facilities, but also effect lighting, which are used in architecture on the outside and inside of buildings. The company's flagship solutions include those offered under the TRILUX SIMPLIFY YOUR LIGHT and Zalux brands.
– "The investment will enable the TRILUX Group not only to increase production and assembly capacity and improve logistics in this part of Europe, but also to develop new products and carry out administrative and IT activities”, underlines Hubertus Volmert, CEO of the TRILUX Group, and adds, „Our goal is to consolidate, but also to further develop our sales and strengthen our position in the extremely fast-growing markets of Central and Eastern Europe”.
TRILUX has entrusted the task of building a new production facility in Świdnik to Panattoni, which has already delivered more than 14.6 million sqm. of industrial space in Poland, of which around 30 percent are built-to-suit. Its portfolio in Central and Eastern Europe already includes more than 100 BTS facilities. This latest one is being built in the Świdnik Economic Activity Zone, and the transaction was brokered by the CBRE consulting agency.
The cornerstone laying ceremony was attended by representatives of TRILUX – Hubertus Volmert, CEO, Arkadiusz Lewenko, Managing Director Central & Eastern Europe and Piotr Mokrzan, Plant Manager, Panattoni – Maciej Zawada, BTS Development Director as well as representatives of local authorities – Waldemar Jakson, Mayor of Świdnik, Marcin Dmowski, Deputy Mayor of Świdnik and invited guests. Completion of the facility is scheduled for June this year.

The new plant is an important element in TRILUX's sustainability strategy. The company will be able to cut its carbon footprint by shortening its transport links to European customers, and Panattoni will ensure standards related to sustainable construction. The building will pass BREEAM certification at the Excellent level. Both in the production hall and in the office spaces, modern lighting will be implemented along with a DALI control system (system components and fixtures will be provided by TRILUX). The facade walls and roof of the building will have increased insulation, and internal and external blinds will be installed in the windows. In addition, the building's roof will be reinforced to allow for the future installation of a photovoltaic system. Bicycle infrastructure will be provided for employees, as well as charging points for electric cars. An elaborate arrangement of greenery and landscaping in front of the office entrance and at the terrace is in the design phase, which will include benches, multi-species beds, and mineral paving, among others. A floral meadow, plantings of trees and shrubs of native species, and insect hotels are also planned to preserve biodiversity.
The TRILUX plant will be located near to important transportation hubs and the S12 and S17 roads, which will allow rapid distribution throughout the country and the entire CEE region. An additional advantage of the location is its proximity to Lublin Airport. The company will also benefit from the human potential of the region, including Lublin, which is a major academic center.
