Panattoni, the European industrial real estate market leader, has delivered a total area that is approaching half a million sqm for its City Logistics developments in Poland.

Panattoni, the European industrial real estate market leader, has delivered a total area that is approaching half a million sqm for its City Logistics developments in Poland. This time, the developer has started the development of 25,000 sqm of speculative space on ul. Dostawcza in Łódź. It is to be a brownfield development built on the site of a former gas bottling plant. City Logistics Łódź VI is to be certified under BREEAM for a rating of ‘Excellent’ with the developer to take measures such as preparing the roofs for solar panel installations.

Łódź – a superb location for urban logistics. Panattoni has delivered hundreds of thousands of square metres on the outskirts of Łódź, including over 100,000 sqm as part of City Logistics centres, which make an excellent platform for servicing last-mile logistics. Now the developer is beginning what is already its sixth development of this type in the region’s administrative capital with 25,000 sqm of industrial space in one building on ul. Dostawcza. The location’s attractiveness has been proven by the full commercialisation  of the two Panattoni projects that neighbour the site of City Logistics Łódź VI. Being located within city limits ensures excellent access to the city’s amenities including its public transport, which will significantly ease travel to the centre for its workers.

“City Logistics centres combine an excellent urban location with maximum flexibility. Their compact modules allow for even small-scale operations while their modern space is suitable for a variety of uses from storage, light production and logistics to e-commerce and even servicing operations. City Logistics Łódź VI is to be another important business platform for the city that will attract different industries looking for a base from where they will equally be able to serve the city, the region and even the entire country thanks to the central location of Łódź,” – says Katarzyna Kujawiak, the Development Director at Panattoni.

Success with post-industrial land. As part of the ‘Go Earthwise with Panattoni’ strategy, the developer is concentrating more and more on building up its brownfield development portfolio, which in 2022 accounted for as much as a third of all the company’s developments. By reclaiming degraded industrial land, the company is putting the principles of the circular economy into practice. Due to the lack of available new land to be found within city limits, it is the City Logistics segment that is becoming the driving force behind brownfield development, of which Panattoni’s latest Łódź project is an example. The centre is to be constructed on the site of a former gas bottling plant, thus allowing the land to once again serve the development of the city.

Comprehensively tested urban centres. The City Logistics developments delivered by Panattoni across all of Poland are used by companies from many different industries. Having easy access to consumers, such facilities will often be chosen by growing e-commerce companies as well as by e-grocers who often want to provide same-day deliveries to their clients. Moreover, start-ups, small and medium-sized trading companies and also retail and production firms use such space.
