Panattoni completes logistics investment in Szczecin: 500 jobs at new distribution centre

Panattoni has completed construction of one of the largest logistics investments in the West Pomeranian region. The state-of-the-art facility in Szczecin was developed in a build-to-suit (BTS) format and will serve as a distribution centre for an international non-food discount retailer. The project is expected to create approximately 500 new jobs.

Panattoni has completed construction of one of the largest logistics investments in the West Pomeranian region. The state-of-the-art facility in Szczecin was developed in a build-to-suit (BTS) format and will serve as a distribution centre for an international non-food discount retailer. The project is expected to create approximately 500 new jobs.

The new Panattoni investment is a technologically advanced distribution and office complex, tailored precisely to the client's needs. Covering more than 54,000 sqm, the facility includes 51,500 sqm of warehouse space and 2,870 sqm of high-standard office and staff facilities. The infrastructure was developed in line with the requirements of BREEAM environmental certification at the Outstanding level – the highest possible rating in the scheme.

“BTS facilities like this one are the essence of a partnership-based approach to business – they are created in close cooperation with the client and fully customised to meet their logistical, organisational, and environmental needs. It’s a shared journey in which we not only build modern infrastructure but also design the client’s operational future. In this case, it was essential to create a space perfectly aligned with the specific operational model of our partner, while meeting the highest standards of sustainable construction,” says Marek Foryński, Managing Director at Panattoni BTS.

The facility was adapted to meet the client's demanding operational requirements – from an optimised traffic layout and advanced ventilation systems to zones dedicated to automated sorting and picking systems. Thanks to innovative technological solutions and well-thought-out architecture, the distribution centre enables efficient organisation of logistics processes and flexible scalability as the business grows.

Located in the eastern part of the city, within the Dunikowo Special Economic Zone – near the A6 motorway and just 26 km from the German border – the site enables smooth logistics operations for northwestern Poland and the Berlin region.

“Szczecin and West Pomerania lie on key international supply chain routes, making the region attractive for the logistics sector. However, strategic location is not the only advantage of the West Pomeranian capital and the region. Investors are also drawn to Szczecin by the availability of skilled labour and the openness and pro-business approach of local authorities. The newly delivered distribution centre will directly contribute to the creation of around 500 new jobs and strengthen the region’s position on the logistics map of Poland and Europe,” comments Dorota Jagodzińska, Managing Director at Panattoni. She adds: “Panattoni was one of the first developers to recognise the potential of West Pomerania and has supported its development for years – delivering modern industrial facilities tailored to the specific needs of various industries. In addition to Szczecin, we also have investments in Stargard and Koszalin.”

Outstanding-level sustainability. As part of the BTS project in Szczecin, a range of sustainable construction solutions were implemented, including heat pump-based heating systems, energy-efficient LED lighting, and utility monitoring and optimisation systems. The reinforced roof has been prepared for the installation of a 1 MWp photovoltaic system.

The biologically active surface was planted with trees, shrubs, flower meadows, and landscape lawns, using only native plant species that naturally occur in the region. The parking area was designed with permeable surfaces, allowing for the planting of additional trees. A 560 sqm hazel orchard was also created. The investment was further enriched with birdhouses and insect hotels, supporting the local ecosystem and natural biological processes.

For the comfort of employees, a personalised entrance zone features two wooden pergolas, lounge furniture, and surrounding greenery covering a total area of 420 sqm. Additionally, the recreational area includes a table for playing table football and a ping-pong table, designed to foster relaxation and active leisure.

Employees will benefit from bike-friendly infrastructure (shelters for 48 bicycles) and 20 electric vehicle charging stations. An existing SKM commuter rail connection to the city centre also facilitates access to the site.
