Panattoni Business Center Łódź II completed by Panattoni Europe is a multi-tenant project dedicated to manufacturing and warehousing applications. The centre has been built in Łódź, and its space totals 33,000 sqm. It consists of two buildings - offering 17,000 sqm and 16,000 sqm. Each one features flexible solutions which allow tenants to conduct light manufacturing as well as warehousing operations. Such functionality and the ability to adapt the space at the park to the customers' individual needs has been recognised by companies representing a range of business sectors, and the facilities are now fully leased. The tenants include: HUTCHINSON, DSV,FARUTEX BIDVEST POLSKA , PEKAES and DS Smith. The official opening of Panattoni Business Center Łódź II took place on 23 October 2015, and was attended not only by the representatives of the developer and the tenants, but also local officials: Hanna Zdanowska - Mayor of Łódź and Marek Cieślak - Vice-Mayor of Łódź.
The portfolio of facilities erected by Panattoni Europe in Central Poland includes five distribution centres in total - the above-mentioned Panattoni Business Center Łódź II, as well as Panattoni Park Łódź East, Panattoni Park Łódź South, Panattoni Park Business Center Łódź and Panattoni Park Stryków. Additionally, the developer has completed two build-to-suit (BTS) facilities in the region: for Castorama Polska and UPS. In total, the completed facilities account for approx. 450,000 sqm of modern warehouse space in one of the most attractive locations in Central Poland. What makes Panattoni Business Center Łódź II different is first of all the unique combination of the high standards adhered to by the developer and the diverse range of businesses represented by the tenants. Additionally, as the complex can and will be used for manufacturing purposes, it is estimated that it will create a total of approx. 400 jobs.
"The multi-functional nature of Panattoni Business Center Łódź II has enabled us to introduce a variety of solutions, e.g. arranging the manufacturing space to meet the most stringent work environment requirements. This is what happened with HUTCHINSON - their space has been equipped with compressed air and chilled water installations, a special ventilation system ensuring four air changes per hour up to 4 m, and guaranteed daylight access. In the case of DSV and PEKAES, their spaces have been adapted to serve as cross-docking platforms, with a much higher number of docking gates and ground-level gates than in standard facilities. In turn, the section leased by FARUTEX BIDVEST POLSKA has been modified to allow for a deep freeze installation taking up more than 66 per cent of the leased space. When it comes to DS Smith, the key determinants included location and grade A warehouse space" - saidMaciej Krawiecki, Senior Development Manager Panattoni Europe.
The Mayor of Łódź - Hanna Zdanowska also offered a comment on the investment: "We are very pleased with the fact that Panattoni has put their money on Łódź and is developing their business in our city. The opening of Panattoni Business Center Łódź II proves that Łódź is worth investing in, which in our eyes adds even more value to the presence of Poland's leader in the industrial space market, who is opening their fifth distribution centre in our region. Equally importantly, the opening of this new complex will ultimately give jobs to about 400 people. We believe that the tenants, with some large international corporations among them, will be satisfied with locating their business in the facility we are opening today".
Panattoni Business Center Łódź V is situated in the eastern part of the city, just 4 km from the inner centre, within easy reach by bus or tram, 18 km from the A2 motorway linking Berlin, Poznań and Warsaw, and just 5.5 km from the new section of the A1 motorway. This perfect location in the heart of the country, and at the same time within city limits, makes for convenient connections with major urban centres and provides access to a qualified labour pool, which is one of the main assets and resources of Łódź.
Panattoni Europe celebrates its 10-year anniversary in Europe. Since 2005, the developer has delivered 3.2 million square metres of modern space, including as much as 2.5 million in Poland - more than any other developer present in the domestic market. It would have been impossible without tenants - as many as 260 companies have leased or commissioned Panattoni to build their own facilities, both warehouse and production-oriented. Panattoni Europe has sparked a trend for building BTS facilities, notably in Special Economic Zones, and has also opened up the capital market to warehouse space. The firm has built 141 facilities throughout Europe and closed record-breaking transactions: in Poland - for the construction of 2 BTS facilities for Amazon.com totalling 246,000 sqm; in the Czech Republic - 123,000 sqm in a BTS facility also for Amazon; and in Germany - delivering 121,426 sqm to Jago.
