The Warsaw market sees unwavering demand: Hart Logistics enters Panattoni Park Pruszków V

Panattoni, the European industrial real estate leader, has signed a contract with a logistics operator. Hart Logistics has started using warehouse space in Panattoni Park Pruszków V a month after signing its lease agreement.

Logistics turns to Panattoni. Industrial space developer Panattoni has delivered even more space to a logistics sector company. Both local and global players make use of this development by Panattoni. And now Hart Logistics has opted to work with the developer. The company provides a wide range of services both across the country and internationally with a focus on a flexible and individual approach to its clients. The company offers haulage and warehousing services to both medium-sized and large businesses from the delivery of small packages to the execution of complex projects and intricate logistics operations. With the company offering such a varied range of services, Panattoni Park Pruszków V turned out to be the perfect choice of location being close to Warsaw and near to the A2 motorway. Hart Logistics has leased 6,800 sqm in the centre with the tenant to make use of its office space from March 2023.

 “Our fifth park in the Pruszków area is the best possible proof of the huge potential of this location for national and international logistics and haulage operations. The location makes an attractive alternative to Warsaw while at the same time providing ready access to the capital. Moreover, being in the vicinity of the A2 motorway provides a direct road connection with Poznań and Łódź – two key markets in Poland – as well as with the largest market in Europe – Berlin.  So it can be no surprise that, over the last few years, Pruszków has become one of the motors driving the Warsaw market,” says Olga Wałkiewicz, Senior Development Manager at Panattoni.

 “The choice of Panattoni’s modern and well-located warehouse space is a superb fit for our development strategy. By investing continuously in warehousing technology, we provide our clients with the best logistics solutions while at the same time providing an individualised service, through which we contribute to speeding up their operations. Through using the Hart Logistics model of cooperation, our clients cut costs and gain a competitive advantage in the fight for their target customers,” says Arkadiusz Owczarek, President of Hart Logistics.

Panattoni Park Pruszków V, which is to have an eventual build-out area of 13,520 sqm is to be certified under BREEAM for a rating of ‘Excellent’. The development includes the use of energy-saving LEDs, while the external lighting has been improved with daylight sensors. Panattoni has included numerous solutions for user well-being. The office space includes panoramic tilt windows as well as glazing to increase access to natural light. Furthermore, workers in the centre can use its cycling infrastructure and electric vehicle charging stations. The centre has very good access to public transport including both city and rural connections. The centre has been developed in such a way as to preserve biodiversity with the planting of native species including trees and shrubs attractive to birds and insects.

“This is one of the most interesting transactions this year for a client from our portfolio. A skilful market analysis announced by one of our contractees showed that a beneficial solution would not only include the provision of warehouse space but would also depend on full service contractual logistics. In this respect, Hart Logistics turned out to be without competition, when they proposed a tailored logistics solution that is based on optimising costs as well as new technology to integrate the systems of both companies. Through this approach, all parties saw real added value in the deal,” says Adam Kultys the owner of Profi, which brokered this transaction.
