Building work begins on the 12,750 m City Logistics Poznań II centre. Panattoni to exceed the 600,000 sqm mark for space in urban developments

Panattoni, the most active industrial real estate developer in the world, is further developing the City Logistics sector within the largest urban centres. The developer has launched construction on its second centre in the administrative capital of Wielkopolska. City Logistics Poznań II is to arise on ul. Węgorka, where it will have easy access to the centre of town and be within the vicinity of the A2 junction with the S11.  The investment costs will come to EUR 17 mln.

Panattoni is further expanding its portfolio of properties within the city limits of the country’s largest urban centres. The developer has delivered over 122,000 sqm of City Logistics space in Wrocław, 136,000 sqm in Warsaw and over 200,000 sqm in Łódź, with a vacancy rate for its urban developments of barely 2%. This success and the huge demand is driving further investment in other locations such as Kraków, Katowice, and Poznań. Now it is in the administrative capital of Wielkopolska where the developer has launched construction work on a second urban investment – City Logistics Poznań II. The centre is planned to have an area of 12,750 sqm and is being built on ul. Węgorka thus supporting the development of a new industrial and logistics zone in the western part of the city, just 7 km from its centre.

“The urban location of City Logistics Poznań II guarantees excellent access to the entire transportation infrastructure of Poznań including its buses, trams, bicycle paths and its railway station. This strategic positioning makes it possible to find workers who value a quick commute to work and guarantees companies easy access to their end customers,” says Katarzyna Kujawiak, the Development Director at Panattoni. “One huge benefit the location offers is also how close it is to the A2 and also to the S5 and S11 expressways. This gives local businesses the opportunity to expand, since they gain very good connections to most of the country as well as to foreign markets,” she adds. 

One more step on the way to two million. Panattoni is continuing to develop its portfolio in Wielkopolska, where it delivered almost 60,000 sqm in Q1 2023 alone, thus breaching the threshold of 1.5 mln sqm developed in total. The developer is meeting the unfaltering demand in the region, where in 2022 around 700,000 sqm was leased. This places the Wielkopolska region among the top five most desired locations. The desirability of the Poznań market is due to its superb location midway between Warsaw and Berlin, which attracts the giants of e-commerce and logistics.
