BTS in Gliwice with BREEAM Very Good rating – successful completion of certification process for 210,000 sqm of space

Panattoni, market leader in industrial real estate in Europe, successfully completed BREEAM 2016 International New Construction certification process with Very Good rating for BTS Amazon in Gliwice. 210 000 sqm of space was subjected to multi-criteria assessment attaining a very good score for, among other things, energy and water saving systems and for land use and ecology. The certification process began at the stage of planning the investment project. Supervised by a qualified ecologist, it was concluded three months following the project’s completion.

Whenever a logistic center is delivered by Panattoni to Amazon, you can be sure of a few things: top quality, advanced technological solutions, impressive size and sustainable construction. Being the largest project in the developer’s portfolio, the 210,000 square meter BTS facility in Gliwice was no exception. Despite the facility’s scale, commencing the construction Panattoni had launched the certification process in the BREEAM 2016 New Construction Commercial scheme successfully leading to “Very Good” rating at the end of June 2020. The investment project was assessed in 10 categories, scoring the highest in energy and water saving systems and land use and ecology. In those three categories it earned over 70% of points (the “excellent” level).

Aiming for the Very Good rating for such large facility, the developer had come up with a number of sustainable solutions. Regular consultations with the qualitied ecologist greatly contributed to such positive result, including the determination of the site’s ecological value and presentation of guidelines to reduce the facility’s adverse impact on the developed area. In his final report the expert verified the number of plant species that were planted as well as the General Contractor’s compliance with other recommendations and Polish PN environmental standards. In addition the developer introduced a number of environmentally-friendly solutions at the stage of construction works and in the building. Strict procedures of sorting, re-using and recycling building waste were followed in the process allowing to recover and recycle 85% of the waste; also water and energy use was strictly controlled. Reduced consumption of resources in the facility was ensured, too. The developer decided to invest in, among other things, LED lighting fixtures and energy-efficient elevators with smooth, variable speed control and a stand-by mode as well as an energy regeneration system. To minimize water use special built-in sanitation facilities were installed in dining rooms, restrooms and bathrooms as well as sub water meters installed in the building to control usage.

Emilia DębowskaSustainability Manager at Panattoni commented on the successful certification process: “Over the past few years we have become a leader as regards the number of certified facilities. However, it is the successful certification of the facility in Gliwice that helped show our true potential. Over 200,000 square meters of green space attest to tremendous growth that we have experienced in the area of delivering environmentally-friendly warehouses and logistic centers. Thanks to investment projects of that kind and our Go Earthwise with Panattoni concept we can become an important pat of the green revolution in construction. We believe that more and more companies will join and that we will save the planet together”.

The BREEAM Very Good certification for the BTS facility in Gliwice is also perfectly in line with Panattoni’s current environmental policy. Since 2020 the developer has been seeking to obtain such certification for all its delivered projects which is one of key elements of the Go Earthwise with Panattoni concept. As part of the concept the company has introduced a number of ecological solutions in its buildings such as, for example, reduced emissions of exhaust gases and carbon dioxide as well as those improving the well-being of employees, e.g. enhanced access to natural light and green yards with environmentally friendly urban furniture. Moreover the developer decided to introduce a new standard of façade features made predominantly of aluminum and glass, with a new color scheme and larger green areas.
