Panattoni, the world’s most active industrial real estate developer, has completed a BTS development for an international client. A new factory was built in Świdnik for TRILUX, the market leader in professional lighting from Germany. The 23,000 sqm plant is the company’s first manufacturing facility in Poland. It also marks a major step in the company’s expansion into Central and Eastern Europe.
TRILUX took the decision to build a factory in Świdnik so that it could meet the rising demand for energy-efficient and environmentally friendly LED lighting solutions. The factory – which is capable of manufacturing up to a million light fittings annually - will not only increase the company’s production capacity, but will also shorten its supply chains and provide better service to TRILUX customers in the region.
“For us, working with TRILUX is a great honour and proves that we are the first-choice partner for international industry leaders. Poland has become a key industrial hub and our BTS projects provide the ideal solution for companies looking for high quality manufacturing space that will enable them to grow their businesses and innovate,” says Marek Foryński, the BTS Managing Director at Panattoni.
For its new factory, TRILUX has turned to the latest manufacturing technology to ensure the highest quality and efficiency. With its in-house metal and plastics processing, a new state-of-the-art powder coating plant and flexible assembly stations, the company can quickly meet individual customer orders.
“This is a quintessential BTS project with complicated site preparation, construction work completed in barely seven months, the production hall tailored to the needs of an advanced manufacturing process and office space of the highest standard similar to the latest office buildings built in Warsaw,” adds Maciej Zawada, the BTS Development Director at Panattoni.
The ‘New Work’ concept. The office space at the TRILUX factory in Świdnik has been designed to provide comfortable, modern working conditions. Spanning more than 3,000 sqm, it includes offices, conference rooms, rest areas and focus rooms that allow for creativity and small group work. The entire area has been fitted out with comfortable furniture, TRILUX’s intelligent human centric lighting (HCL) and a colour scheme to improve productivity as well as workers’ sense of wellbeing. Additionally, a stylish canteen provides a place for relaxation and social interaction.
Strategic location. TRILUX chose Poland for its third European factory because of the country’s strategic location, its low costs, its highly-qualified labour pool, and its business friendly conditions. The local economy is also to benefit from this investment. The new factory has already created 80 new jobs and will eventually employ 250 people who will learn new skills in a rapidly rising industry.
BTS on a wave. Panattoni continues to support strategic developments in Poland by developing centres that meet the specific needs of clients from many different industries. To date, the developer has completed over 4 mln sqm of BTS space, accounting for 30% of all of its projects. Just recently, Panattoni has handed over a factory (13,500 sqm) in Fałkowo to Maxcess – a manufacturer of production line components – as well as a factory in Szamotuły (9,200 sqm) to Air Spiralo - a manufacturer of ventilation components. Panattoni has also completed the seventh stage of a BTS project for K-FLEX in Uniejów. As a result, the industrial complex of this leading producer of flexible insulation materials and acoustic baffles has grown by 20,000 sqm to reach a total area of 120,000 sqm.
Additionally, Panattoni’s “built-to-suit” centres meet the highest ecological standards with reduced carbon footprints. The factory in Świdnik is to be certified under BREEAM for a rating of Excellent. The roof of the building has been reinforced for the installation of solar panelling while energy- and water-saving solutions significantly reduce the plant’s operating costs. Electric vehicle charging stations have appeared on site as well as native shrubbery, a flower meadow and insect hotels to enhance local biodiversity.
