Panattoni City Dock Törökbálint is a premium-quality urban logistics hub located just 12 kilometers from Budapest, with excellent transport connections. The goal of the project was to create a modern last-mile logistics center that supports fast delivery, cost-efficient operations, and reduced environmental impact.

The complex consists of four modern logistics buildings with a total floor area of approximately 17,300 square meters, and it was completed in just 9 months. The property has achieved a BREEAM Excellent certification, confirming its high level of energy efficiency, environmentally conscious design, and sustainable operation.

The Panattoni City Dock Törökbálint offers flexible, tenant-specific layouts that allow companies from different industries to tailor the spaces to their operational needs. Each of the four buildings has its own office unit, while the warehouse and operational areas can be adapted for temperature-controlled storage, assembly activities, specialized technological processes, and showroom functions.

Tenants

There are currently 7 tenants operating in the four buildings, and in every case the leased areas have been tailored to their specific operational needs:

Pharma Pack, which specializes in the packaging and logistics of pharmaceutical products. At the site, a warehouse base and a packaging facility have been established, including a specialized, temperature-controlled operational area.
Bidfood Hungary, an international food wholesale company, carries out the storage and distribution of chilled and frozen products at the center.
Eviron Systems, which stores and assembles HVAC and air-handling equipment on the premises.
Petkus – Central Europe, a distributor of agricultural processing production lines, also performs assembly and service activities on site.
Fuchs Oil Hungária uses the facility for the storage and distribution of lubricants.
Yizumi Precision Machinery, which is engaged in the sale and servicing of industrial injection molding machines, operates a demonstration warehouse and a showroom-quality space within City Dock.
CHS Hungary, which has established its logistics center for an online store as well as a customer pick-up point in the building.

Sustainable solutions

Panattoni pays special attention to environmental aspects in every one of its projects, and City Dock Törökbálint is no exception. From the earliest stages of development, sustainability was not treated as an add-on, but as an integral part of both design and operation. More than half of the site is covered by green areas with trees, shrubs, and wildflower meadows, supported by an automated irrigation system that helps preserve and enhance biodiversity. The parking area is equipped with electric vehicle chargers, car-sharing spaces, and bicycle and scooter storage. Inside the buildings, low-water-consumption sanitary fixtures, leak-detection systems, and intelligent energy-management solutions reduce resource use, while the offices feature large glass surfaces that provide abundant natural light and a comfortable working environment.

The 32,000 m² build-to-suit logistics center developed by Panattoni was built in Üllő, close to Budapest, for one of Hungary's leading drugstore chains (Rossmann). A 15,300 sqm, state-of-the-art, build-to-suit automotive manufacturing facility has been developed in Debrecen’s North-West Economic Zone by Panattoni. The facility is operated by ZF Chassis Modules, which manufactures suspension systems using environmentally friendly technologies for the BMW Group’s Debrecen plant.

CASE STUDY

In October 2024, ZF Chassis Modules Hungary inaugurated a new manufacturing facility in Kecskemét Premium Industrial Park, completed one month ahead of schedule. The 16,600 m² build-to-suit plant provides a highly automated production environment for front and rear axle modules for electric vehicles, primarily serving Mercedes. The project strengthens Kecskemét’s role as a key automotive manufacturing hub and creates long-term industrial and employment value for the region.
