ZF Debrecen

A 15,300 sqm, state-of-the-art, build-to-suit automotive manufacturing facility has been developed in Debrecen’s North-West Economic Zone by Panattoni. The facility is operated by ZF Chassis Modules, which manufactures suspension systems using environmentally friendly technologies for the BMW Group’s Debrecen plant.

The Debrecen development creates a complex, 21st-century industrial ecosystem on a previously undeveloped site, covering 15,300 square metres. Throughout the project, Panattoni Hungary simultaneously meets the strict manufacturing requirements of BMW, the specialised production needs of ZF Chassis Modules, and high-level sustainability and nature-protection standards.

The project is delivered in a build-to-suit (BTS) format, ensuring that every parameter of the building – from energy systems and internal logistics solutions to manufacturing processes – is fully tailored to ZF’s operational requirements. The development progresses on a tight schedule, enabling ZF to launch series production as planned.

The new facility plays a key role in the supply chain of BMW’s Debrecen plant, particularly due to the 480-minute “broadcast window” model, within which the entire manufacturing and delivery process is executed. Beyond its industrial significance, the project is also strategic from a regional economic development perspective: it creates 220 new jobs and further strengthens Debrecen’s international position in the automotive industry.

Sustainable solutions

The operation of the facility is built around sustainability: the plant operates without local CO₂ emissions, with heating and cooling provided by an electric heat pump system. The building is designed from the outset to achieve a BREEAM Excellent certification, while nearly 43.85% of the site is dedicated to green areas, supporting the preservation of the natural environment. The lighting system is designed to minimize light pollution, ensuring that illumination does not extend beyond the property boundaries, thereby protecting the surrounding wildlife. The sustainability approach is further reinforced by special wildlife crossings integrated along the perimeter fencing, allowing the local fauna to move freely and undisturbed. All of this is complemented by energy-efficient building services, environmentally conscious material use, and the integration of ESG principles from the earliest design phase, ensuring that the development delivers long-term, sustainable value.

In October 2024, ZF Chassis Modules Hungary inaugurated a new manufacturing facility in Kecskemét Premium Industrial Park, completed one month ahead of schedule. The 16,600 m² build-to-suit plant provides a highly automated production environment for front and rear axle modules for electric vehicles, primarily serving Mercedes.
