Panattoni Iberia, Europe’s leading logistics-industrial real estate developer, has signed a new lease agreement in its flagship project in Castilla y León (located in the northwest of Spain, in the heart of the Iberian Peninsula) denominated Panattoni Park Miranda de Ebro.
The tenant
Lookiero Outfittery Group, Europe’s leading online personal shopping service, will incorporate into its logistics network a unit of the building that features 13,946 m² of warehouse space, 450 m² of office space, 115 m² of common areas, 16 loading/unloading docks, and 1 ground-level access ramp.
The new space
The newly completed multi-tenant warehouse offers a total Gross Leasable Area (GLA) of 62,000 m². Key features include a minimum clear height of 11 meters for vertical storage, a total of 72 loading docks and 4 ground-level access ramps distributed across both façades, and a 40-meter maneuvering yard. With over 1,200 parking spaces and modular design, it can adapt to the needs of different types of operators, from large distributors to e-commerce companies in the fashion sector. The property still has available space for future tenants, presenting an opportunity for companies seeking a modern logistics hub in northern Spain.
The location
This new agreement highlights the park’s appeal, thanks to its versatile infrastructure and excellent connections to the northern Spanish and southern European logistics corridor. Located less than 5 km from the A68 (Zaragoza-Bilbao highway), 8 km from the A1 (Madrid-France highway), and only 4 km from the Miranda Container Terminal (TCM), the park also offers intermodal rail access and is close to Vitoria Airport (Basque Country).
Part II is possible!
In addition to the completed building, part of Phase I, Panattoni Iberia offers the possibility of constructing a second warehouse under a ‘build-to-suit’ lease model, with up to 70,900 m² GLA, as part of Phase II. This will expand the park’s total leasable space to 132,900 m². The build-to-suit option would allow potential tenants to move into a facility fully tailored to their operational needs.
The sustainability credentials
Since starting operations in Europe in 2005 and on the Iberian Peninsula in 2020, Panattoni has been committed to sustainability. For this reason, the warehouse has been awarded a BREEAM ‘Excellent’ certification. Measures implemented in this project include responsible waste management from the start of construction (orders, packaging, waste, and consumption), reinforced insulation in façades, floors, and roof to optimize energy use, 100 kW photovoltaic panels for self-consumption, and LED lighting. The warehouse also features automatic water control valves, native plants around the building to avoid unnecessary irrigation, and a post-construction recycling area to encourage sustainable practices in daily operations. For the safety and well-being of future users, the warehouse includes independent pedestrian and vehicle access, electric vehicle chargers, and bicycle parking. Additionally, a bug hotel and bird shelter have been installed to promote biodiversity and natural pest control.
