Panattoni creates space for Magdeburger companies

Available commercial properties are a scarce commodity in Magdeburg. The project developer, Panattoni, will soon remedy that. Starting in January 2024, a modern and sustainable Panattoni Park Magdeburg West II will be built on 76,680 m² in an excellent location before the gates of the city in Hermsdorf (Hohe Börde).

“We like to be proactive and try to recognise a need for commercial properties before it becomes an acute problem for the region,” says Fred-Markus Bohne, Managing Partner at Panattoni Germany and Austria. “We are working closely with the Municipality of Hohe Börde and the District in order to optimally adapt our Panattoni Park to the region’s needs.

The property is particularly suitable for companies from the production, eCommerce, automotive and classic logistics sectors. As a result of the convenient location, there is a connection to the A2 federal motorway, which does not have a traffic light, and the connection point at Irxleben. The A1/A14 federal motorway junction is 7 km from the park and the new Intel plant is 20 km.

The property measures approximately 77,000 m². Approx. 29,000 m² will be available as hall space, 1,300 m² as office space and 2,000 m² as mezzanine space. The planned hall can be divided in to three units, starting at 8,700 m². On another 10,000 m², lorry parking spaces, open-air storage areas or another unit measuring up to 6,500 m² of hall space can be built based on need.

“The Town of Hermsdorf and the Municipality of Hohe Börde took measures early on to provide commercial spaces for future industrial companies to settle here,” says Hermsdorf’s Town Mayor, Dieter Dähnhardt. The Municipal Mayor, Steffi Trittel adds, “That is now paying off. We associate hope for new jobs for as many people from the region as possible with the Panattoni Park.”

“We are pleased that new spaces will soon be available to companies already established in the region and new companies that want to settle here. Panattoni worked closely with us on the development plan in order to meet the particular requirements of the region,” adds Danny Schonscheck, Commissioner for Strategic Industrial Estates for the District of Börde.

Comprehensive preliminary archaeological exploration and earthworks and drainage work was required to develop the site. A number of sustainability measures will be implemented with the goal of obtaining certification according to the DGNB Gold Standard. In addition to a photovoltaics system, the entire building will be heated without fossil fuels, using an air-to-water heat pump. A smart metering system will ensure an efficient balance between energy generation and consumption. To protect the environment and surroundings, water hazard class III foil will be installed across the entire hall, A1 fire protection insulation will be used and special noise emissions reduction measures will be taken. In-house electrical charging stations will allow for the sustainable charging of electrical vehicles on site. Well-being areas and a wildflower meadow will ensure the well-being of the future employees. Particularly large green spaces are planned for the Panattoni Park Magdeburg West II.

Completion is slated for December of 2024. The property will be marketed exclusively by the real estate consulting firm, JLL.
