Located on a site of approximately 49,000 m² in the Wachau business park, this project offers the development of a flexible commercial plot with a wide range of potential uses. Initial plans envisage a single-tenant concept, which can alternatively be subdivided into two independent units.

The functional warehouse space is suitable for a broad range of industries, from manufacturing and light industrial applications to traditional logistics operations. Office and welfare areas, as well as mezzanine storage, can also be delivered flexibly in line with specific occupier requirements.

The site is located along the main road within the Wachau business park, on the northeastern edge of the greater Dresden area. Excellent transport connectivity is ensured via the nearby Ottendorf-Okrilla junction to the A4 motorway, providing fast access to both regional and national transport networks.
