Description

The site in question is located within the expansion area of the existing Bautzen East Business Park, on the northeastern edge of the greater Dresden region. The property benefits from excellent transport connectivity, with direct access via the nearby Bautzen Ost junction to the A4 motorway.

The development plan for this greenfield site has recently been approved. The site is largely serviced and development-ready, with only minor works outstanding, after which construction can immediately follow.

The site offers a total development potential of up to approx. 40,000 m², allowing for a flexible warehouse configuration tailored to occupier requirements. Initial planning envisages a single-tenant facility, but the subdivision into up to four independent units is also entirely feasible.

The functional warehouse space is suitable for a wide range of uses, including manufacturing, light industrial operations, and standard logistics activities. Specifications such as internal clear height and floor loading capacity can be customized, and technical fit-outs can be delivered accordingly. The same flexibility extends to office and welfare areas, along with mezzanine storage levels, all of which can be designed to meet specific operational requirements.

Ample space is also provided for the development of truck and car parking areas, for which two shared access points can be implemented. Finally, sustainability considerations will be a key focus in the development of this new-build project.
