The site is a former Red Army ammunition depot, which is why the focus of the revitalization was on the partial remediation of contaminated sites and possible contamination. Counteracting the lack of space and promoting the regional economy by revitalizing brownfield sites? It's possible - with the modern, DGNB-certified Build-to-suit property that Panattoni is constructing for the ASS playing card factory in Altenburg.

 

Initial situation before the start of play

As part of the new construction project, Panattoni transformed the derelict site in Altenburg into a high-quality logistics property. Initially, the construction work focused on the partial remediation of contaminated sites and contamination that could pose a potential risk to people and the environment. In addition, the professional relocation of a drinking water pipe supplying the district and the dismantling of a former public cul-de-sac were necessary.

 

Efficient teamwork leads to success

Panattoni completed the entire brownfield project in just 12 months in close cooperation with all partners involved. The work between the city of Altenburg, Landesentwicklungsgesellschaft Thüringen, the general contractor Goldbeck, the partner company Colliers International and Panattoni was always organized, smooth and efficient. As a result, the playing card manufacturer ASS was able to put the facility into operation as early as March 2023. With the new production facility, ASS is creating further economic growth at its traditional Altenburg site.

 

Sustainability as a crucial point in the game

The resource-conserving planning and sustainable realization of logistics properties is a top priority for Panattoni. For this reason, the project developer is aiming for the DGNB Platinum sustainability certificate from the German Sustainable Building Council for this revitalization. A central ventilation unit with reversible chiller heats the hall area fossil-free.A wellbeing area and a spacious outdoor area make the workplace attractive.There are also break rooms equipped with snack and drinks vending machines and rest areas.The outdoor area also has charging stations for e-bikes and electric cars. Panattoni is thus transforming a former contaminated ammunition depot into a green, employee-friendly industrial site.
