Fressnapf Group – Build-to-Suit Property according to the DGNB Platinum Standard

Panattoni developed a sustainable build-to-suit property in Neuruppin (Brandenburg) for the Fressnapf Group, the leading specialist retail chain for pet supplies in Europe. The Fressnapf logistics site, which will make it a total of eight in Europe, will open up new trade routes to Northern Europe and Poland in the future.

The Fressnapf Group profits from the strategically favourable location of the highly modern facility in Neuruppin with a direct connection to the federal motorway and railway network. This also benefits the residents as does the creation of nearly 150 new jobs in the region.

 

Initial situation

To supply more than 400 markets in Northern and Eastern Germany, Poland, and Scandinavia with pet food and accessories, the Fressnapf Group required a new logistics site. The commercial and industrial district Treskow I in Neuruppin offered the ideal conditions for developing further sales routes with its direct connection to the city centre and the short distance to the A24 federal motorway, close to the Berlin motorway ring. That is why Panattoni designed an approximately 47,500 m² build-to-suit property based on the Fressnapf Group’s individual specifications. The Fressnapf Group will use the cross-dock facility in the future to store cans, bags of feed, snacks and other pet supplies including toys and collars.

 

Course of the project

During the project, Panattoni worked closely with local authorities and the City of Neuruppin which is benefiting from the Fressnapf Group settling there, as it will bring new jobs. The project developer was also in constant contact with the lower nature conservation authorities and focused particularly on the resettlement of sand lizards and the creation of a new replacement habitat and the renaturation of an earth wall.

 

Sustainability is the highest priority

To meet the requirements of an environmentally-friendly and future-proof property, Panattoni applied particularly stringent sustainability standards to the project. During construction, the project developer aims to achieve certification according to the DGNB platinum standard, the highest distinction awarded y the Deutsche Gesellschaft für nachhaltiges Bauen [German Association for Sustainable Construction]. In this context, Panattoni plans to install a photovoltaics system and integrate, among other things, fossil fuel-free heating with VRF technology and a smart metering system in terms of sustainable, fossil fuel-free energy generation. Rainwater cisterns for service water and irrigation and dimming functions for the LED lighting contribute toward resource-conserving consumption. Employees also benefit from well-being areas that promote a pleasant working environment. To make a positive contribution toward emissions-free traffic, the exterior grounds are equipped with charging stations for electric vehicles.

When realizing the project, the local ecosystem was given particular consideration. That is why orchards and flower meadows offer a home to a wide variety of insects and small animals which contributes toward maintaining species diversity.  Nesting boxes are distributed across the grounds for various bird species where they can breed and raise their young.

Panattoni is building a new, state-of-the-art facility at the Gügling industrial park in Schwäbisch Gmünd for the freight forwarding and logistics company, Brucker GmbH from Aalen. The industrial property, which is in an excellent location with respect to infrastructure, will be built on a 47,000 m² Brownfield. Panattoni applies the highest sustainability standards when constructing its projects. From Q1 2024, Brucker GmbH will use the modern building to further expand its contract-based logistics.

Yusen Sittensen
CASE STUDY

Panattoni has completed a new building for the international logistics service provider Yusen Logistics in Sittensen, Lower Saxony, in a very short space of time. The real estate developer constructed the facility, built to the highest sustainability standards, on a brownfield site. Since April 2023, Yusen Logistics has been using the state-of-the-art industrial property as a central warehouse location for Yamaha Motors in northern Germany.

CASE STUDY

Panattoni Germany has completed a new production and work site for the Altenburg playing card factory ASS as part of a brownfield project. The site is a former Red Army ammunition depot, which is why the focus of the revitalization was on the partial remediation of contaminated sites and possible contamination. The new building meets the highest technical and sustainability standards and is tailored precisely to the requirements of the playing card manufacturer.
