Panattoni has received another Outstanding rating in the BREEAM New Construction sustainability certification. A record score of 94% was achieved by the third completed industrial building at Panattoni Park Cheb South. The tenant of the building is one of the most successful Czech logistics start-ups, Shipmonk. Uniquely, the highest level of Outstanding certification now belongs to the entire industrial park, as two other buildings in the park also have it: the neighbouring hall with tenant AUTODOC recently received a score of 94.2, the highest BREEAM New Construction 2016 rating worldwide to date. The building occupied by tenant Kaufland eCommerce Fulfillment held a similar status in the past, with a score of 90.6.

There is a huge market demand from leading multinationals for solutions that are environmentally friendly and significantly reduce operating costs. Panattoni Park Cheb South, which was built on the foundations of the decaying site of the former Cheb Engineering Works, covers an area of over 87,000 square metres. The third industrial building with the most recent Outstanding certification serves as a distribution centre for tenant Shipmonk, which occupies part of its total 17,000 sqm. The company's founder, Jan Bednar, has managed to break into one of the fastest-growing companies in the U.S. in just a few years, and the distribution center in Cheb is Shipmonk's first ever in continental Europe.
Transforming a brownfield site with low environmental value into a modern industrial complex
The building, like the entire industrial park, boasts many sustainable features. Before construction began, the brownfield site was subjected to a detailed audit of the existing structures and paved areas to determine whether their restoration or reuse was possible. Over 98% of demolition and 96% of construction waste was diverted from landfill during construction.
The currently certified building is also exceptional in terms of energy management. Thanks to the installation of water-saving sanitary facilities and a rainwater flushing system, the daily consumption of potable water has been reduced by 85.5 %. The main water supply system, for example, is equipped with a leak detection system, with which any leaks can be immediately monitored and stopped.
Total primary energy consumption has been reduced by 17.5 % compared to the reference case, resulting in a 30.6 % reduction in the CO2 emissions produced by the building. The building therefore saves 290 tons of CO2 emissions per year. The building's energy consumption is accurately metered as a secondary measure, which not only provides an immediate overview of consumption and potential equipment failures, but also allows the tenant to pay only for the energy actually consumed. Detailed sub-metering provides an accurate overview of the spaces and technologies with the highest energy consumption, helping to maximise optimisation. All interior and exterior lighting consists of high-efficiency LED lighting fixtures. The roof is prepared for the placement of photovoltaic panels.
Sustainable measures also apply to the surrounding area. The site of the former engineering works was a contaminated site with low ecological value. The old factory remains have been replaced by biodiverse, low-maintenance and low-water consumption green spaces. Its layout provides ample habitat for birds, insects or small vertebrates, including a meadow for pollinating insects. A stone wall was also installed as a refuge for reptiles and amphibians.
Employees can use an outdoor gym and a relaxation area with seating. Sustainable transport is provided by a regular bus service just outside the site. In addition, there are charging stations for electric cars and locking bike racks, including special parking spaces for carsharing users.
BREEAM New Construction certification at Outstanding level for the entire industrial estate
There are currently 21 buildings in the Czech Republic with a BREEAM 2016 New Construction rating of Outstanding. According to the statistics, the vast majority of buildings that pass BREEAM New Construction certification will achieve Very Good, with a large margin of Excellent and only around 3% reaching the highest level of Outstanding. An industrial complex with all buildings with such a high rating is an exceptional achievement not only in the Czech Republic.
