The Construction of New Space at Panattoni Business Park Ostrov North Was Launched. The Industrial Zone Will Meet the Highest Global Standards of Sustainability
Ostrov, November 24, 2025 – The next phase of construction at Panattoni Business Park Ostrov North will expand the industrial zone by nearly 46,500 m² of sustainable space. The new hall will be completed by March 2027 and represents another step in the revitalization of one of the largest brownfields in the Czech Republic. The project will strive for the highest level of international BREEAM New Construction certification.
The tenant is ZF Aftermarket Ostrov, which operates as a key logistics hub within ZF’s global network. From its location in the Karlovy Vary region, the site consolidates independent aftermarket distribution capacities and supports ZF’s European logistics network, addressing growing customer demands for shorter delivery times and greater supply chain transparency.

The new premises are designed as an extension of phase I, using proven technologies and sustainable approaches. The first phase of the 57,400 m² building was already constructed with an emphasis on sustainability, using recycled materials, efficient waste management and optimised energy consumption. The hall will be heated, cooled and ventilated using a combination of heat pumps and direct heating, with zero use of fossil fuels. The project also includes an expansion of the 20 electric car chargers from the first phase, which will further promote sustainable mobility.

Panattoni Business Park Ostrov North stands on the site of the former Škoda Transportation complex, one of the largest brownfields in the Czech Republic, where a trolleybus factory used to be located. During the remediation and demolition work, 98.7% of the original construction waste was recycled and 103,000 tonnes of recycled material were used in the first phase, significantly reducing the environmental impact and traffic load on the surrounding areas.

Panattoni Business Park Ostrov North consists of two buildings. The first hall, with an area of approximately 20,000 m², is occupied by Amphenol and CONEC, with a quarter of the space also used by the online retailer Kokiska. Once completed, the second hall will offer a total area of over 100,000 m² and ZF will be its sole tenant. In addition to industrial development, Panattoni is also actively cultivating the location through associated projects, such as the construction of a cycle path and planned car park at the Red Tower of Death, a UNESCO World Heritage Site.
