The site of the former Kovošrot in Prague is coming back to life. Construction of the modern Panattoni Business Park Prague I industrial park has begun.

Prague, June 11, 2026 – Demolition work has been completed at the site of the former Kovošrot in Prague’s Dolní Měcholupy district. Subsequently, construction began on the first phase of the Panattoni Business Park Prague I project. A modern and sustainable industrial complex is being built on the site of a long-neglected brownfield. In early June, the first column of the first hall was erected on the construction site.

In its first phase, the industrial park will consist of three buildings with a total floor area of approximately 44,800 square meters. The total area of the site is nearly 140,000 square meters. Panattoni Business Park Prague I will offer state-of-the-art industrial spaces with an emphasis on energy efficiency, low operational emissions, and environmentally sensitive integration into the surrounding area. The project plans to utilize heat pumps, a rooftop photovoltaic power plant, and charging stations for electric vehicles. The first building is already aiming for BREEAM New Construction certification at the highest level, Outstanding.

The start of construction follows extensive site preparation of an area that served for decades as a facility for the collection, sorting, and recycling of metal waste. The preparatory work included the demolition of the original structures and the preparation of the site for further development. Environmentally safe material from the demolition is recycled and reused directly on-site, in accordance with the principles of the circular economy.

The completion of demolition work is a significant milestone for any brownfield site. Now we can breathe new life into the site in the form of a modern and sustainable industrial zone,” says Jan Andrejco, Regional Development Director at Panattoni.

Greenery and improved connectivity between the site and its surroundings will be a key part of the project. Approximately one-quarter of the area will be dedicated to green spaces, which will contribute to a more pleasant environment for employees and residents of the surrounding neighborhoods. The site will be easily accessible by car and public transportation. A bike path running through the site is also planned.

The first building in the park is scheduled for completion in February 2027. The subsequent second phase will be completed in 2029.
