Our view on sustainable development

As a family business our focus is on investing in the future of our next generation. This is exactly why we aspire to develop distribution centres where we focus on the wellbeing of the user, the immediate surroundings and the environment. This way we create vibrant, sustainable and future-proof business parks. Starting with developing buildings that comply with high sustainability standards. Furthermore, as a developer, we want to contribute to accelerating the energy transition by utilising the space available for generating clean energy. To make this happen, we partner with businesses and organisations that have the same mission as we have. We focus on re-developing and making obsolete and often polluted industrial sites more sustainable. 80% of our portfolio consists of brownfield developments.

Obtaining sustainability certification is not only our objective, but also a result of our view on developing projects that are future-proof. All our projects at least comply with the BREEAM Very Good Standard.

Before we start any of our projects, we engage a sustainability manager and an ecologist in order to guide and implement our sustainability vision as effectively as possible.


Brownfield Development

When re-developing a brownfield, non-sustainable buildings are being replaced by new state-of-the-art buildings This type of re-development is complex and requires a multi-disciplinary approach. We, at Panattoni, know the process inside out. And the end result is definitely worth it: a clean and vibrant business park with a new, future-proof building.


A healthy work environment

We do our utmost to contribute to a healthy work environment. We utilise certified materials that contribute to a healthy indoor environment and do not emit pollutants. We create work spaces and areas with optimal climate control, sufficient fresh air and lighting - for the right number of users. And to encourage using a bike - which means healthy exercise, we build safe, well-lit bicycle parking at all our developments.


Materials: circularity and flexibility

We strive to make our building process as sustainable as possible. We try and process, certify and re-use as much of the materials from the old building as possible. We mostly build with prefab components. This helps minimise the amount of waste at the building site, and also reduces construction time. This all results in less nitrogen emission. 80% to 90% of the leftover waste will be recycled, or used in another appropriate way. We only work with suppliers and manufacturers who use proven responsible raw materials. Furthermore, we develop buildings with a flexible design. This enables the buildings to be adapted easily to the needs and requirements of the tenant. Do you have a new tenant? No problem at all. The building can be remodelled without any major building work.



All our developments are gas-free. This limits the emission of nitrogen dioxide and other combustion emissions. Also, the scale of our developments offers enormous potential to generate and supply energy. For example, our roofs can be utilised for generating solar energy. Our buildings can operate almost off-grid with tailormade energy solutions on locations where there is grid congestion. The distribution centre in ’s-Heerenberg (Gelderland) - with a total area of 24,000 m2 - is a great example. This building is fully operational with only one industrial electrical connection. This is possible because of the solar panels, one battery and a smart energy system. Our design principles reduce the energy demand of the building. For example, incorporating energy efficiency within the design of the building, good insulation, night cooling and energy-efficient LED lighting. By installing a smart energy monitoring system we offer a detailed insight into the energy usage. This way the tenant can adjust the usage - if needed.

To create space for local plant-and animal species on our parks and a favourable environment for biodiversity, our builders always follow a protocol drawn up by a certified ecologist. We also ask for advice from a certified ecologist to increase the ecological value of the building and plot. Like installing bird houses, hedgehog-and bat boxes, bee hotels, green areas with grass and herbs attractive to insects, as well as types of hedges and tree attractive to birds. Also, if required, we can monitor and maintain the ecological system long-term, with the help of an ecologist!
