Panattoni Italia lancia lo sviluppo speculativo di una struttura logistica di 90.000 mq vicino a Torino dopo l’acquisizione del sito

Il nuovo parco torinese di Panattoni sarà formato da un magazzino di quasi 90.000 mq, a un solo piano con altezza netta di 12 metri sotto trave, illuminazione a LED, tetto con pannelli fotovoltaici, attrezzature di svago per i dipendenti (bar, area per sport e ricreazione) e uno spazio di 3.700 mq dedicato agli uffici.

Panattoni, azienda leader nel mercato immobiliare industriale e investitore di capitale istituzionale in Europa, ha avviato lo sviluppo speculativo di un parco logistico di 90.000 mq a Scarmagno, vicino a Torino, dopo aver acquisito un sito di 241.000 mq. Si tratta del secondo progetto di Panattoni in Italia dalla recente apertura del suo headquarter a Milano, dopo il progetto di uno sviluppo logistico di 15.000 mq di Grado A ad Ospedaletto Lodigiano, a 30 minuti dal centro di Milano.

Jean-Luc Saporito, Managing Director di Panattoni Italia, ha dichiarato: “Il Parco Panattoni Torino Nord sorgerà nel cuore economico d’Italia e disporrà di ottimi collegamenti con l’aeroporto del capoluogo piemontese e il suo terminal per container, entrambi a circa 30 minuti di distanza, nonché con la Francia e la Svizzera. L’Italia ha ancora molto da fare per adeguarsi alla diffusione dell’e-commerce, mentre la domanda di moderne strutture logistiche con alti standard ecologici è esplosa e non dà segni di rallentamento. Torino è in un’ottima posizione per servire la zona circostante, una regione che è tra le più fiorenti d’Europa e che è abitata da più di 14 milioni di consumatori. Confidiamo che il nostro nuovo Parco attirerà l’interesse degli operatori attivi nel settore dei servizi logistici, in rapida espansione in Italia.”

Il nuovo parco torinese di Panattoni sarà formato da un magazzino di quasi 90.000 mq, a un solo piano con altezza netta di 12 metri sotto trave, illuminazione a LED, tetto con pannelli fotovoltaici, attrezzature di svago per i dipendenti (bar, area per sport e ricreazione) e uno spazio di 3.700 mq dedicato agli uffici. La struttura si propone di ottenere la certificazione LEED Gold o BREEAM Very Good e sarà dotata di un ampio parcheggio per automobili e camion. L’inizio dei lavori di costruzione è previsto per settembre 2023. Al termine, nel 2024, la struttura dovrebbe creare fino a 300 nuovi posti di lavoro per Torino e la zona circostante.

Situato nei pressi del casello A5 dell’autostrada A4, il parco Panattoni Torino Nord è a soli 20 minuti d’auto dal capoluogo piemontese e un’ora da Milano, mentre Genova, Lione e Zurigo sono raggiungibili in 2-4 ore. L’Interporto di Torino è il secondo porto a secco d’Europa per i prodotti high-tech, con 200 operatori che movimentano tre milioni di tonnellate di merci l’anno. Un porto a secco è un terminal intermodale collegato direttamente a un porto marittimo tramite mezzi di trasporto ad alta capacità, compresi i treni.

Fino al 2019, l’Italia era uno dei paesi europei con la minor diffusione di vendite online, e l’e-commerce costituiva poco più del 5% del fatturato retail totale. Secondo l’advisor CBRE, questa quota sarà più che raddoppiata entro il 2024 e le vendite online raggiungeranno i 22,3 miliardi di euro. Nel 2021, in Italia, sono stati affittati spazi logistici per quasi 2,5 milioni di metri quadri, un livello mai registrato in precedenza e corrispondente approssimativamente al volume complessivo immesso sul mercato in quell’anno e costruito per il 25% con fini speculativi. Alla fine del 2021, lo spazio complessivo adibito a magazzini e strutture industriali ha superato i 22 milioni di mq, comunque inferiore al volume medio di mq per persona nell’UE.

L’interesse degli operatori di edilizia logistica e delle pubbliche amministrazioni verso la trasformazione e la riconversione di fabbriche abbandonate è in forte aumento in Italia, considerata la vasta quantità di strutture esistenti (quasi 8.500 km2, pari all’area dell’Umbria) e la volontà di preservare questi siti.

Jean-Luc Saporito ha concluso: “In Italia il mercato immobiliare del settore logistico è chiaramente sottodimensionato rispetto ad altri paesi europei e noi continueremo a sondarlo alla ricerca di nuovi siti e opportunità.”
