Panattoni, Europe’s leading industrial and logistics real estate developer, will develop a 60,000 sqm Gross Lettable Area (GLA) warehouse in Santa Maria da Feira, within the metropolitan area of Porto, for the Dutch retailer Action.
The 109,000 sqm plot where the built-to-suit project Panattoni Park Porto South will be developed is located in LUSOPARK, already home to major companies such as Faurecia, Flex and, shortly, Lufthansa. Just 30 kilometres south of Porto and 290 kilometres north of Lisbon, the site lies along the A1 motorway that connects both cities and accounts for 80% of the country’s GDP. Its proximity to the A47 exit (2.5 km away) ensures excellent accessibility and direct connections to Portugal’s main logistics corridors.
This is the 4th built-to-suit development that Panattoni is delivering for Action in Europe.
The construction company responsible for the project is EIGO Construcciones, acting as delegated developer. The warehouse will be divided into three zones, fully air-conditioned with heating and cooling systems, and will feature a clear height of 10.65 metres. A total of 2,615 sqm will be dedicated to office space. It will also include 48 loading docks, distributed across three of the four façades.
The logistics park will provide 87 truck parking spaces, chargers for trucks and electric cars, and 469 spaces for light vehicles. This design will create a pleasant environment for future users and help reduce congestion in the surrounding area, as employees and trucks will be able to park and manoeuvre within the site.
The Porto region where the warehouse will be located is globally renowned for its high-quality cork production. As a tribute, the office façade will incorporate cork, supporting and highlighting the value of the local industry.
From an energy perspective, the project will offer 5 MW of available power and will include a rooftop photovoltaic installation generating 500 kW.
In terms of sustainable construction, the development will achieve BREEAM Outstanding, the highest level within the certification. This rating significantly exceeds sustainability standards across its assessment categories: management, health and wellbeing, energy, transport, water, materials, waste, land use and ecology, pollution, and innovation.
With this new development, Panattoni strengthens its presence in Portugal, reaching its fourth project following the success of Panattoni Park Porto Valongo, the imminent completion of Panattoni Park Santarém, and the ongoing construction of Panattoni Park Lisbon-City. Altogether, Panattoni has delivered 255,000 sqm of GLA in its first five years of operations on the Iberian Peninsula, consolidating its leadership in the development of logistics facilities in the country.
