Pharmaceutical logistics is the invisible backbone of healthcare. It ensures that vital medicines are always available at the right time. For this to work, an infrastructure is needed that is just as precise and reliable as the products themselves. With Panattoni, the MSK Pharma Group has found a tailor-made solution for the central storage and distribution of medicines.

The family-run full-service provider from Heppenheim specializes in logistics and services along the pharmaceutical value chain. However, with the company's continued growth, existing capacities reached their limits. Expansion was no longer possible at the headquarters in Heppenheim, which is why a new location was needed. The solution was just a few kilometers away: in neighboring Bensheim, logistics real estate developer Panattoni had recently built a speculative property. In 2023, the logistics service provider took over the MSK Bensheim I facility.

The speedy execution and successful collaboration made a lasting impression on the company, resulting in a second property being built on the neighboring plot shortly thereafter. MSK Bensheim II was developed as a classic build-to-suit property to meet MSK's exact requirements from the ground up. This was followed shortly afterwards by the third tailor-made project, MSK Bensheim III, which enabled the full-service pharmaceutical service provider to significantly expand its capacities once again.

Customized real estate concept for Bensheim II and Bensheim III

While MSK Bensheim I impressed as a retrofitted perfect fit, MSK Bensheim II was designed from the outset based on MSK's specific requirements. The approximately 11,300 m² of storage space, 1,350 m² of office space, and 380 m² of mezzanine space were built in accordance with the strict criteria of GDP and GMP certification. This makes the property ideal for pharmaceutical logistics processes. A section of the hall was also fitted with WGK III sealing to enable the safe storage of water-polluting substances. With capacity for 25,000 pallet spaces and 10,000 picking spaces in a temperature range of 15 to 25°C, MSK Bensheim II creates a future-oriented basis for the growing business of the MSK Pharma Group.

MSK Bensheim III, the largest property to date at 22,900 m², completes the company's hat trick. The climate-neutral logistics center is specially designed to meet the requirements of pharmaceutical logistics: GMP-compliant gray rooms and ISO rooms, a temperature-controlled warehouse, and a cold storage facility enable the core competencies of pharmaceutical logistics, packaging, quality management, and company service to be brought together under one roof.

In addition to modern storage areas, the pharmaceutical logistics service provider also focuses on technological innovations. For example, autonomous picking robots are being used for the first time at the new Bensheim II and Bensheim III locations. This automates monotonous work steps, allowing employees to concentrate on other value-adding tasks instead. This concept is complemented by AI-supported forecasting tools that optimize the flow of goods and help to avoid errors. Live dashboards provide access to inventory and delivery data at any time.

Sustainability down to the last detail

Sustainability plays a key role for MSK, both ecologically and entrepreneurially. For this reason, all three Bensheim locations are designed to be CO2-neutral. MSK Bensheim II and MSK Bensheim III are also built on revitalized brownfields that were previously used by a chemical manufacturer and SAP. PV systems on the roofs of the second and third properties supply tenants with sustainable electricity. In addition, fossil-free heating technology using heat pumps is used in each case. MSK Bensheim III is also being built in accordance with the BEG-40 standard. Green roofs, a wildflower meadow with an insect hotel, and the use of rainwater underline the holistic approach.
