Fresh ideas, new home: With the move to the City Dock® Dusseldorf Hilden, Großmarkthallen Dusseldorf eG has found a new home. The modern commercial location on the A3 combines urban proximity with logistical efficiency and thus offers optimal conditions for the dynamic fresh produce wholesale business.

Since the Dusseldorf wholesale market was founded around 1935, the wholesale market halls have been the hub for fresh food in Düsseldorf and the surrounding area. At peak times, up to 100 traders supplied restaurants, retailers and delicatessens from here.

In 2021, the Dusseldorf city council removed the wholesale market's function as a public facility - it no longer met today's standards and had lost its necessity as a public service facility. The wholesale markets rental agreements where therefore terminated by the end of 2024.

Elimination of the old location

The loss of the previous location in Dusseldorf-Unterrath presented Großmarkthallen Dusseldorf eG with a major challenge: a new solution had to be found in the shortest possible time - and preferably without relocating the staff and customer base.

The property had to meet the high hygiene requirements of the fresh produce trade as well as efficiently support the operational processes. It had to be a long-term sustainable facility - close to the city, functional and efficient.

Flexibility meets freshness logistics

The wholesale market halls found the solution in the City Dock® Dusseldorf Hilden. The approximately 27,000 sqm business park comprises 17 flexible units, of which the wholesale store rented a total of nine. The space was tailored to the requirements of the wholesale market halls - including cooling zones, handling and storage areas as well as modern energy technology. The sustainable overall concept is complemented by photovoltaic pre-installation, a charging station infrastructure and the targeted DGNB Gold certification.

In addition to energy-efficient storage and logistics space, the flexible commercial property also offers an infrastructure geared towards urban supply. Panattoni's City Dock® concept focuses on small-scale usage units with a high level of functionality, making it the ideal real estate solution for the logistical requirements of the wholesale market halls.

Successful new start with signaling effect

With the relocation to City Dock® Dusseldorf Hilden, Großmarkthallen Dusseldorf eG has not only succeeded in transitioning to a new operating structure, but also in securing regional supplies. The new space offers the necessary flexibility to respond to changing requirements in retail and logistics.

With this commercial property, Panattoni is creating a flexible and high-quality space offering and actively supporting the economic transformation of an important regional player. For the city of Hilden, the project, which strengthens the local economic infrastructure, is a prime example of sustainable commercial space development in urban areas.
