Action in Szczecin

Covering more than 54,000 sqm, the build-to-suit facility has achieved BREEAM Outstanding, placing it among Europe's highest-rated industrial and logistics developments. It is also the third project Panattoni has delivered for Action in Poland, bringing the total logistics space developed for the retailer to approximately 170,000 sqm. More than a successful development, it reflects a long-term partnership built on trust, operational expertise and a shared commitment to quality.

Designed Around Operations, Not the Other Way Around

The new distribution centre is located within the Dunikowo Special Economic Zone in the eastern part of Szczecin. With direct access to the A6 motorway and just 26 kilometres from the German border, it provides an ideal base for serving north-western Poland as well as the German market.

The real strength of the project, however, lies in the way it was designed. As with every build-to-suit development, the facility was planned around the client's operations rather than adapted to an existing building.

The warehouse layout, traffic flows, office and welfare areas, spaces dedicated to automated sorting and picking systems, and the flexibility to support future expansion were all tailored to Action's logistics model. The result is a distribution centre designed not only for today's operations but also for tomorrow's ambitions.

Outstanding by Design

BREEAM Outstanding is never achieved through a single solution. It is the result of hundreds of design decisions working together.

The building's primary energy demand is just 32.2 kWh/sqm/year—76% lower than the baseline required by current regulations—and it already meets the requirements of the Zero-Emission Building 2030 standard. The facility operates on a fully electrified energy system using heat pumps instead of gas, while the roof structure has been prepared for a 1 MWp photovoltaic installation.

Resource efficiency was another key priority. Water consumption has been reduced by 65.8% compared with the reference level, while intelligent monitoring systems continuously optimise energy and water usage. During construction, 96% of construction waste was recovered or recycled, and materials with Environmental Product Declarations (EPDs) were prioritised wherever possible.

Designed for People

Behind every distribution centre are the people who keep it running. Around 500 employees will work at the facility, making employee wellbeing an important part of the design from day one.

The development features landscaped outdoor relaxation areas with wooden pergolas, recreational spaces equipped with table tennis and table football, and high-quality welfare facilities. Bicycle parking for 48 bikes and 20 electric vehicle charging points further support more sustainable commuting options.

The project also reflects a broader commitment to biodiversity. Native plant species were used throughout the landscaping, complemented by wildflower meadows, a hazel orchard, newly planted trees and shrubs, as well as bird nesting boxes and insect hotels that support the local ecosystem.
