European industrial market leader Panattoni has leased 10,500 sqm to Well Pack in the City Logistics Łódź II warehouse park. The space will be used by the logistics operator for the machine washing and disinfection of reusable food containers for supermarket chains. The tenant will move into its new premises in July, from where it will carry out its main operations. City Logistics Łódź II has been built according to the requirements of BREEAM certification at the ‘Very Good’ level and features a wide range of energy-saving and sustainability solutions.The lease was mediated by consultancy Axi Immo.

Facilities designed for ‘last-mile delivery’ continue to attract tenants, and due to their locations, they have become strategic centres for companies representing a variety of industries. The attractiveness of city logistics has now been recognised by Well Pack, which has leased 10,500 sqm in City Logistic Łódź II. For the last 30 years, the logistics operator has specialised in machine washing reusable packaging and pallets. Each year the company cleans more than 300 million items of different types of packaging across eight European markets. At City Logistics Łódź II the company will provide fruit and vegetable container cleaning services for leading supermarket chains. The washing zone will take up as much as 3,500 sqm of the total 10,500 sqm leased, with the entire process being fully automated through the use of machines and conveyors. Additionally, the company will also use the space to store the containers and will organise their transport. Well Pack will be moving into its new premises in July. The company has chosen this location because of the growth potential it offers as well as to facilitate its plans to increase its workforce.

As a result of Well Pack’s choice of the park, City Logistics Łódź II is the latest fully leased city logistics facility in Panattoni’s portfolio.”
City Logistics Łódź II is now almost fully leased. It houses food industry companies that process food products both for people and animals, as well as logistics and transport firms. The facility has the major advantage of its excellent location in the eastern part of Łódź. The A1 motorway, which links the southern and the northern part of Poland, is only 5 km from the park, while the A2 motorway, which connects the main logistics hubs in Central Europe, including Berlin, Poznań and Warsaw, is 27 km away. City Logistics Łódź II, just like other city logistics facilities, is ideal for smaller companies that operate locally, due to offering smaller modules and being located only 8 km from the city centre, which makes it convenient for employees to travel in by public transport.
Łódź heading in a green direction. City Logistics Łódź II is a pilot project for Panattoni’s green zone concept, which the developer has devised in line with the principles of its ‘Go Earthwise with Panattoni’ sustainability strategy. The site has been divided into three sections. The entrance zone is very much the stand-out feature of the exterior of the park, as it is lined with tall trees such as chestnut and lindens as well as shrubs and perennials suited for a more urban environment. The second section is made up of green entrances with relaxation zones, resembling miniature forests, where small squares with sustainable outdoor urban furniture have been created. For these areas ornamental evergreen species have been selected, as well as fruit-bearing plants to provide food for the local birds. The last of these areas is the landscaped section, featuring trees, shrubs and cultivated meadows planted with grass that does not need frequent mowing, as well as houses for insects and hedgehogs. All the vegetation is suited to the local climate and has also been chosen to harmonise with the aluminium and glass façades, which will provide the employees working in the building with increased access to daylight.

At City Logistics Łódź II, Panattoni has also focused on high energy efficiency, which it has achieved through the use of modern building management systems, comprehensive energy monitoring and ensuring the walls and roofs have high heat transfer parameters, exceeding the 2021 technical requirements – along with the LED lighting that has been installed in the building. In addition, the building has been fitted with potable water management and monitoring systems as well as water in-take structures with high savings ratios. City Logistics Łódź II has achieved BREEAM certified at the ‘Very Good’ level.
