Panattoni Europe, a leader in Poland's warehouse space sector, is expanding Panattoni Park Mysłowice. The space offered by the new building, the sixth at the park, is 17,500 sqm. The facility has already been fully leased by: Ruch SA - one of the biggest press distributors in Poland and Adesso, part of the group Redan SA. Both transactions were mediated by Colliers International.
Panattoni Europe is expanding its park in Mysłowice, one of the largest and most appreciated by customers distribution centres in Poland. To date, the five buildings comprising the centre totalled 133,580 sqm of space. The new facility, which will be added to an existing building, amounts to 17,500 sqm and has been leased in full. Its tenants are: the leader of the press distribution market, Ruch SA, occupying 7,500 sqm and Adesso - owner of Textilmarket discount stores, which will occupy 10,000 sqm. Construction works on the facility have already started, and once they are completed, Panattoni Park Mysłowice will comprise 151,080 sqm of space.
The cooperation between Panattoni Europe and Ruch SA started last May during the execution of new projects at Panattoni Park Gdańsk and Panattoni Park Business Center Łódź. The leader of Poland's press distribution market then leased 10,700 sqm of Panattoni space. The contract signed to lease 7,500 sqm at Panattoni Park Mysłowice, brings the total space leased by Ruch SA from the developer up to 18,200 sqm. "RUCH SA is a business with history going back almost a hundred years, with a brand that is recognised by nearly all Poles, and the latest changes, the new logo of Ruch SA, or replacement of points of sale are just parts of an adopted strategy. We pay a lot of attention to building on our biggest strengths, that is without a doubt our customer and supplier base, logistic know-how related to press distribution, or Poland's biggest sales network. Due to these reasons, we decided to cooperate with Panattoni Europe in as many as three of their locations, of strategic interest to us", said Maciej Karolak, Marketing Director, Ruch SA.
The other tenant of the new facility at Panattoni Park Mysłowice is Adesso - part of the group Redan SA, responsible for the textile discount chain Textilmarket. The new, 10,000-square-metre investment will be used by the tenant as a warehouse, serving a target of about 500 shops. The Textilmarket chain intends to start moving into the new facility before the end of the year. On the choice of the new location, we heard Bogusz Kruszyński, President of the Board of Redan SA, say: "When selecting the new warehouse from among several available locations, we were guided both by the location as well as the financial terms offered", adding: "The terms of cooperation agreed with Panattoni Europe are beneficial in terms of the costs, but also flexible enough to allow us to respond to changes that may arise in the future".
Panattoni Park Mysłowice is one of the biggest distribution centres in Poland. The park, which will ultimately comprise 8 buildings, is situated near the A4 motorway, along the S1 expressway. At full build-out, the park will feature approximately 200,000 sqm. The distance from the Pyrzowice airport is only 30 kilometres. The park's location ensures ideal conditions for domestic as well as international distribution, and an easy access to a qualified labour pool. As part of the investment, the traffic layout adjacent to the property has been modified. Panattoni invested in the construction of a road junction upon the S1 expressway, which connects it to the secondary road no 934. The investment has helped improve the flow of traffic in the heart of the Upper Silesian conurbation, at the intersection of the A4 motorway and the S1 expressway.
It is worth adding that Panattoni Park Mysłowice has won several competitions, including the International Property Awards, a British contest organised in cooperation with Bloomberg Television, which recognised Panattoni Park Mysłowice as the Best Industrial Development of 2010, and the "Eurobuild Awards", where the customers themselves identified the park as the "Best Warehouse in Poland" in 2010.
