Panattoni Park Warsaw South IV

Panattoni, the world’s most active industrial real estate developer, has found another tenant for Panattoni Park Warsaw South IV and as a result the first building is now fully commercialised. Prajo, the owner of the KINGHoff, Klausberg, and Kassel brands has leased 8,850 sqm for its new warehouse.

Prajo is known for its wide range of kitchen utensils and has maintained its strong position in the market through understanding the needs of its customers and providing aesthetically pleasing products of high utility. Its range includes brands such as KINGHoff, Klausberg and Kassel. The company is to start operations from the new location in September 2024.

The space leased by the store in Panattoni Park Warsaw South IV will allow the company to further develop its warehousing, wholesale and retail activities through its internet site.  Because of the superb connections of the Panattoni Park Warsaw South IV location just outside the city, the company will be able to effectively manage its logistics and distribution operations, which will result in faster order fulfilment and greater customer satisfaction.

“Working together with Panattoni is a step towards fulfilling the Prajo strategy, which is to continue to improve the range of goods and services we offer to our customers. Our presence in Panattoni Park Warsaw South IV opens a new chapter for the company, strengthening our market position in Poland,” – comments Prakash Rekhani, the CEO and owner of Prajo – “We chose Panattoni Park Warsaw South IV after a long search for a place that would meet our expectations, in regard to both its technical standards and its location. This represents an investment in improving our logistics and in matching what we offer even closer to the needs of our customers,” - he adds.

“We are proud to have been able to welcome in such a highly-valued brand as Prajo. The choice of Panattoni Park Warsaw South IV confirms both how attractive our warehouse space is as well as its high standards. We are pleased to have been able to support a leading company in its further expansion,” – says Michał Samborski, Head of Development at Panattoni – “For us, our transaction with Prajo marks the full commercialisation of the first building in our Nadarzyn park as well as the beginning of the next stage. We are – on a purely speculative basis – launching construction work on the second building in this excellent location, which will open up huge possibilities for our tenants of serving the market in Warsaw.”

“Our client was looking for modern class A warehouse space with high bay storage that could be used to consolidate its business operations. Out of everything available, it was the Panattoni Park Warsaw South IV distribution centre that best met the needs of Prajo providing it with excellent infrastructure, a convenient location and flexibility to plan the future growth of its operations,” – adds Klaudia Markowska, a Senior Advisor at the AXI IMMO, which brokered the transaction.

Panattoni Park Warsaw South IV Is being built in Nadarzyn, just 20 km from the centre of Warsaw. Eventually, is will comprise almost 100,000 sqm. The first building of two with an area of 50,000 sqm has already been completed. The second, which is to be of a similar size, is also to provide numerous facilities and to undergo BREEAM certification for a rating of Excellent resulting in lower running costs for the tenants. Additionally the roofs are to be reinforced ready for the installation of solar panels, while the park is to feature electric vehicle charging stations and a bicycle shelter. Around the grounds, 78 trees are to be planted as well as 6,400 shrubs.

Panattoni’s warehouse portfolio in the Warsaw region is growing quickly. The developer has delivered almost 2.1 mln sqm of modern industrial space in this area and has a further 100,000 sqm under construction. The rising need for high class warehouse space in and around Warsaw mirrors the rapid growth of the region and demonstrates the key role it plays in national logistics.
