Panattoni grows in Warsaw Spire

Panattoni, the most active industrial real estate developer in the world, completed the fit out of its new space in Warsaw Spire in the third quarter of this year and moved into an office with a total area of 4,500 sqm.

Panattoni, the most active industrial real estate developer in the world, completed the fit out of its new space in Warsaw Spire in the third quarter of this year and moved into an office with a total area of 4,500 sqm. In the six years since the company moved into the office tower, it has increased the area of its lease by 250% while at the same time more than doubling the number of employees in its Warsaw office. The new space was designed in collaboration with the developer by the Massive Design studio.

Panattoni’s office in Warsaw Spire originally comprised 1,730 sqm on one floor with the company employing 120 people in its Warsaw headquarters. After this year’s expansion, the company has now taken space on three floors with 276 people employed in its main office.

“Warsaw is currently the centre of our operations, which extend to dozens of European countries as well as India with more Asian countries to be added in the future. The expansion of our central office is a natural consequence of Panattoni’s rapid growth over the last few years. When we moved into the Warsaw Spire building in 2017, we had already handed over 4.5 mln sqm in Europe. Today this figure is almost five times greater and we are the unquestioned leader of the sector. The expansion of our central office is a further step in our growth and will enable our team to work in the best possible conditions in an excellent location with an interior designed especially for us,” comments Robert Dobrzycki, the CEO & Co-Owner of Panattoni for Europe, the UK and India.

Modern design meets numbers. The expansion of Panattoni’s office was an opportunity to refresh its interior. The developer’s team provided support for the Massive Design studio, which was entrusted with the project planning and interior design. 

The company opted for three different design concepts – one for each floor. Dominant themes for meeting rooms as well as colour compositions, various finishing materials and spatial solutions were prepared for each individual area.  The themes of each area reflect Panattoni’s multiculturalism resulting from the company’s presence in many markets around the world. One exceptional space is the Universe conference room, which as well as the large screens arranged in the form of a map displaying the company’s main offices, was also equipped with a specially designed conference table and custom audio/video solutions.  Furthermore some of the conference rooms come equipped with an intelligent liquid crystal system and soundproof curtains allowing meetings to be held in privacy.

Everything for the worker. Above all, the office arrangement follows the ideas of practicality and worker wellbeing. As a result, Panattoni has taken care to ensure the highest acoustic standards and soundproof booths are located in every working area as well as screens and soundproof partitions to improve the comfort of the working environment. Workers also have access to numerous social areas, coffee points and rooms for playing games and for relaxing. Additionally, each floor has its own reception area and conference rooms. Massive Design also designed a partially open acoustic booth in consultation with the developer for highly sensitive people where the worker is surrounded on all sides by greenery.

Go Earthwise with Panattoni – the office edition. The office space was prepared following the principles of ‘Less Waste’ to limit its carbon footprint as much as possible. Panattoni reused many of the pre-existing elements in the new arrangement and also reduced the amount of waste it created. During the work construction elements were reused as well as ceiling tiles, light fittings and carpeting while the disassembled ventilation fittings were reused as flower pots. The office was also equipped with energy efficient home appliances and drinking water filters to limit the use of disposable packaging. Panattoni chose furniture for the arrangement that primarily came from trusted and certified Polish manufacturers to further reduce the carbon footprint and the environmental costs associated with its production and transport.
