Panattoni Europe to build an 8,000-square-metre warehouse for DSV Solutions in Skarbimierz to provide logistics support to Mondelēz International.

Panattoni Europe, Poland’s market leader in industrial real estate, is to build another facility for DSV Solutions. From there, the company will carry out logistics operations for the food concern Mondelēz International. The warehouse with nearly 8,000 sqm is under construction in Skarbimierz, at the Wałbrzych Special Economic Zone. The cornerstone ceremony has taken place today, and scheduled completion of the project is anticipated in April 2020. The transaction was mediated by JLL.

A warehouse filled with sweets. Panattoni Europe is to develop yet another project for DSV Solutions, a company specialising in comprehensive warehouse logistics solutions. The facility will be built in Skarbimierz, at the Wałbrzych Special Economic Zone. DSV will use it to carry out logistics operations for Mondelēz International, whose product portfolio includes such sweets as Milka, Alpen Gold, Prince Polo, Oreo as well as Halls gum and candy. The warehouse, delivered in the BTS formula on a 3.1-hectare site, will total close to 8,000 sqm. To comply with the investor’s needs, the net height of the hall will be increased up to 12 metres, and the floor will be reinforced to withstand loading up to 8 tons per square metre. The facility will have a total of 11 docks. The tenant will be able to launch operations as early as April 2020.

“We have been collaborating with DSV Group for more than 12 years, which is a testament to the quality of our services and our understanding of customer needs. Our most recent joint project has additionally required close cooperation with Mondelēz, whose products will ultimately be stored in the warehouse. I am very happy we have had the opportunity to engage with one of the largest food companies in this project, and I am also convinced that the new facility will enable DSV to continue its successful logistics operations – says Marek Foryński, Managing Director BTS Group at Panattoni Europe. He then adds that the developer has already delivered close to 130,000 sqm of modern warehouse space to DSV in locations including Warsaw, Łódź, Krakow, Gdańsk and Wrocław. Moreover, Panattoni has leased out 23,000 sqm to DSV in Czechia, at Panattoni Park Praque-Airport II.

Maciej Walenda, Executive Vice President CEE and Russia, DSV Solutions, comments on the new investment: “We often say that at DSV Solutions we like unique and complex challenges, but our priority invariably is to develop the best possible solution for our clients. It was the same in this case, because a dedicated project involving three parties – Mondelēz , Panattoni and DSV is a perfect example of a collaboration representing a high level of complexity, additionally implemented on the site of a production plant.
The professionalism of all the parties involved in this project was no surprise to anyone. Each party put forward a team of top-class experts, but I was hugely impressed with the openness and partnership at every stage of project development, and the great atmosphere throughout discussions leading up to the final concept. We are very proud to be entrusted this task by Mondelēz , and to embark on yet another joint project with Panattoni, which all but confirms the class of our business partnership”.

“Putting a DSV warehouse in Skarbimierz was not a random decision. Mondelēz have a factory here, so a distribution centre in the immediate vicinity will help optimise and increase the effectiveness of processes operated by DSV. Moreover, it is a transaction of a rare type in Poland, where the developer decides to buy a site from the customer, next to the latter’s production facility, and then to build a facility to be leased by an operator providing services to the factory”, comments Mateusz Iłowiecki, Senior Consultant at the Industrial and Warehouse Space Department, JLL.

Mondelēz Polska is a leading food company in Poland, which has been active in our market for 27 years. It employs close to 4600 people and is Poland’s market leader in premium biscuits and chocolate. The wide range of the company’s products includes well-known brands of snack, including chocolate: Milka and Alpen Gold, Prince Polo wafers, 3BIT bars, biscuits: Milka, OREO, belVita, Petitki, Lubisie, Delicje, San, Łakotki, as well as Halls gum and candy. The company has two production plants in Skarbimierz – one making chocolate and the other gum and candy. By combining these plants with the new warehouse in a single location, the company will be able to significantly improve its logistics processes, from production through to stock management and product distribution. These benefits will be further enhanced by the location of the warehouse, just 10 km from the A4 motorway and 45 km from the airport in Wrocław, providing easy access not only to the Polish market but also to all of Europe. Mondelēz Polska is part of the Mondelēz International, Inc. family. Under the new name (formerly Kraft Foods) it has been in operation in Poland since 2013.
