Panattoni Europe, industrial real estate leader in Europe, has embarked on the construction of City Logistics Warsaw I, planned to total 26,000 sqm. The cornerstone ceremony initiating the project took place on 25 July 2018 and was attended by not only the representatives of the developer and municipal authorities, but also the first tenants – Frisco.pl and KGL Group. Completion of construction works and delivery to the tenants is planned for the coming October.
Panattoni Europe develops City Logistics Parks. The developer has launched the construction of City Logistics Warsaw I, which is already the fourth project of this type. The facility, planned to total 26,000 sqm and boasting an attractive location in the industrial part of Warsaw’s Bielany district, is dedicated to tenants delivering to the capital city, particularly those selling online, and has already secured its first tenants. They are: Frisco.pl – the online supermarket, which will take up 11,000 sqm, and Marcato – a manufacturer of food packaging, part of KGL Group. Representatives of both companies joined the developer and municipal authorities in inaugurating construction works on the project. The event took place on 25 July 2018 and was accompanied by laying the cornerstone. Completion of construction works and delivery to the tenants is planned for the coming October.
The presence of Frisco.pl and Marcato at City Logistics Warsaw proves the merit of the developer’s carefully implemented strategy, exceeding client expectations and setting market trends. Thanks to the new investment by Panattoni Europe, Frisco.pl will be able to at least quadruple the volume of customers served. It will be made possible by the lease of 11,000 sqm, of which more than 10,000 sqm will be allocated to a FMCG warehouse, featuring innovative technologies and advanced automated storage systems. Fresh products will be stored in four different temperature zones, and some will be delivered using the just-in-time model. This will guarantee supreme quality and extended freshness, just as if groceries were delivered to the customers’ homes straight from the farm.
Katarzyna Kazior, CEO at Frisco.pl comments: “Frisco.pl is the leader of the Warsaw market in terms of online food shopping and the only pure-player in Poland. We sell exclusively online, relying on our proprietary warehouse facilities and we are not tied to any retail chain. As a result, we can give our 100% to delivering the best customer experience in terms of ordering and picking up groceries. With our new investment, we will be able to expand our customer base even more effectively and persuade that Frisco is a convenient alternative to shopping at hyper- and supermarkets.
In the case of the other tenant, KGL Group and one of its companies, Marcato, the space leased will be allocated to a warehouse, serving the company’s manufacturing plant which neighbours on the upcoming City Logistics Warsaw I.
The entire facility will be fitted with LED lighting, and the space leased by Frisco.pl will undergo HACCP (Hazard Analysis and Critical Control Points) implementation. The objective of the HACCP system is to ensure food safety by identifying and estimating the scale of exposures in terms of food health requirements. To accommodate the tenants, the project will also feature a ramp for vans, ground-level access entrance gates, reloading docks and a car park with around 200 spaces.
City Logistics Warsaw I is the developer’s fourth project based on the City Logistics Parks concept. The others – City Logistics Wrocław I, Łódź I and Warsaw Airport – are under development. According to Robert Dobrzycki, Chief Executive Officer Europe, Panattoni Europe: “The concept of City Logistics Parks is a natural and necessary step bringing the industrial space market closer to the expectations of clients and their consumers. The most recent product from Panattoni is delivered across Europe as a “last mile” delivery solution, dedicated mainly to online order fulfilment processes”. He then goes on to add “Before the end of the year we will have delivered approx. 150,000 sqm based on this concept, with a focus on Poland. We are planning to expand our portfolio to include in-city facilities in Germany, the UK and the Czech Republic in early 2019, and we will be allocating EUR 400m every year to these projects, totalling EUR 1.2 bn in the space of the next 3 years”.
City Logistics Warsaw by Panattoni Europe is a state-of-the-art logistics centre based in the industrial part of the Bielany district of Warsaw, at ul. Estrady. The attractive location, well communicated with the city centre (only 17 km) and exit routes – 4 km from the S7 and 24 km from the Chopin Airport, is a definite advantage of this project. The facility is dedicated to tenants delivering to the capital city, especially the north-western part of Warsaw and the city centre.
