Panattoni Europe, Poland's leader in the industrial property market, has completed the construction of close to 13,966 sqm in a distribution centre for one of the top global freight forwarders. The completed facility is a build-to-own (BTO) investment in the logistics heart of Poland - in Stryków.
Panattoni Europe is exploring the trend for developing warehouse facilities commissioned by their future owners, also known as build-to-own (BTO) investments. In such investments, the developer takes responsibility for the whole process - from finding the right site for development, through following all the legal and administrative procedures, to supervising construction, acceptance of the finished facility and delivery to the customer. The latest project follows this trend - Panattoni Europe has just completed a distribution centre for one of the largest freight forwarders worldwide. The facility was built in Stryków on more than 12 hectares of land and features 13,966 sqm - with 11,782 sqm of warehouse space and 2,184 sqm of office space.
Panattoni Europe's past development projects for courier businesses have shown that issues of crucial importance for those companies include solutions that enable simultaneous reloading of goods, as well as an excellent location and access to the relevant infrastructure. That is why the centre has been built with an eye on the needs of freight forwarding, i.e. transport and reloading operations. It features a cross-docking platform, and an above-standard number of docks and smaller gates for loading and unloading. As a result, the facility combines the functionalities of a reloading centre and a distribution depot for shipments of varied sizes, and having one of the top locations dedicated to the courier business - Stryków, further enhances the value of the new investment for the customer. It is worth adding that the facility is located in close proximity to Łódź and major transport routes - Stryków II interchange on the A2 motorway, as well as road 71 (Zgierz-Stryków) near national road 14 (Warsaw-Łódź).
At present, Panattoni Europe has more than 295,000 sqm of industrial space in the pipeline. The projects currently under development comprise the extensions of own logistics centres in Poznań, Łódź and Wrocław, Kraków, Sosnowiec, Bielsko-Biała and Rzeszów. In terms of BTS manufacturing investments, key projects that deserve a mention are the 45,000-square-metre Intelligent Factory for GE Industrial Solutions in Bielsko-Biała or another investment for Faurecia at the Kostrzyn-Słubice Special Economic Zone in Gorzów Wielkopolski as well as the extension of the automotive glass factory for Pilkington Automotive Poland in Chmielów.
