Panattoni, the European industrial real estate market leader, is completing a 13,000 sqm development for Habasit, a leading manufacturer and supplier of innovative conveyor solutions, conveyor belts and drive belts for the manufacturing sector. The company will consolidate two locations within Panattoni Park Czeladź V in the Silesian region as early as January 2023 and plans to expand within the park in the future. Newmark Polska, a consulting firm, represented the tenant in the location search and negotiation process.
Panattoni is a partner in manufacturing. Panattoni has delivered dozens of investments for the manufacturing sector since its inception - both BTS facilities and customized space within parks and developments in the City Logistics segment. The Silesian region has become a basin for the industry in recent years, with Czeladź as one of the key centers. It is in this location that Habasit will consolidate its two existing centers in the region. The company supplies a range of technologies for manufacturing, including high-performance, customized solutions for timing belts and plate conveyor chains. Within Panattoni Park Czeladz V, the company will already be using 13,000 sqm from January 2023, with more space to be added in the future. In addition to the warehouse and production space, the company will benefit from 2,160 sqm of offices, which Panattoni has prepared in cooperation with the tenant's interior architects.
"Habasit has been making huge investments in Poland for years, developing sales, production and warehouse or service processes as Habasit Poland. For several years, Habasit Services have built up shared services for the entire Group in our country with great success. For almost 20 years of activity in the local market, we have gained a reputation as a leading manufacturer and supplier of conveyor belts and drive belts. Customers value us as a reliable business partner that supports them in optimizing their production processes by providing reliable conveying solutions with a long service life. The investment we made together with Newmark Polska and Panattoni is a project that took more than four years. On the one hand, it is a recognition of the activities of the local teams to date, while on the other hand, it is related to the strategic plans and the role of the Polish branch in the Habasit Group's strategy for the next few years. Thanks to the investment we are talking about, we are adjusting the working environment, conditions and capacities to the development plans that await us in the coming years." says Grzegorz Rutkowski, General Manager of Habasit Poland.
"This is our next realization for Habasit in the Silesian province, which confirms that when developing in the region, it is worth betting on Panattoni. In addition, the very large office space shows the potential of our facilities to house regional and even national headquarters. The tight schedule and wide scope of work did not hinder smooth execution, allowing Habasit to start the production process as early as the beginning of next year." says Justyna Kononowicz, Senior Leasing Manager at Panattoni
"Together with Habasit, we faced the challenge of consolidating two independent production facilities located in Dąbrowa Górnicza and Sosnowiec. One of the main objectives of the project was to find a location that would allow existing employees to commute to work conveniently. Panattoni's new park in Czeladź on Wiejska Street proved to be an ideal solution for our client." says Michal Kozar, Associate in the Warehouse and Industrial Space Department at Newmark Polska.
An important motivation for consolidating the two locations within Panattoni Park Czeladź V was the investment's location. The facility is located just 12 km from the A1 highway - which is part of the E75 route, lying in the Trans-European transport corridor - and 15 km from the A4 highway, connecting the southeastern and southwestern borders. In addition, it takes just an hour to reach the Polish-Czech border. The proximity to Katowice Airport, the national leader in air cargo among regional airports, also underlines the park's international character.
Leaders in their industries appreciate the Czeladz location. The 67,000-square-meter BTS facility will be used entirely by the Polish brand 4F, owned by OTCF S.A., as early as 2023, and the building will be used to store, sort and assemble products ordered by customers from Poland and Europe. As part of the investment, the client's team focused primarily on the use of competence and technology, creating an intelligent goods flow management system.
Panattoni Park Czeladz V is an A-class facility of more than 37,000 sqm, responding to the needs of customers from various industries. It offers flexible conditions for shaping warehouse and office modules according to individual needs. The facility is designed for both warehousing and light manufacturing.
